Job Details Job Location: Ponte Vedra Beach, FL 32082 Position Type: Full Time Job Category: Sales JOB SUMMARY The Sales and Marketing Director holds a senior leadership position, responsible for shaping and executing the sales and marketing vision throughout the pre-development, presales, and construction phases—culminating in the successful launch of the new community. This individual will play a critical role in driving presales activities to achieve financing milestones, establishing the community’s value proposition in the market, and sustaining buyer engagement from initial deposit through to grand opening and occupancy. Reporting directly to the COO, the Director acts as the strategic link between marketing initiatives and sales outcomes, leading a high-performing team while partnering on the development of integrated marketing strategies and multi-channel campaigns. The Director is a key brand ambassador, accountable for building customer relationships, aligning the eTown campus with the legacy of Vicars Landing, and cultivating a thriving, future-ready community culture. ESSENTIAL DUTIES & RESPONSIBILITIES Strategic Leadership: Set the vision for sales and marketing strategy, translating business objectives into actionable plans that drive market demand, brand alignment, and presales conversion. Team Development: Recruit, mentor, and inspire a results-driven sales team, fostering a culture of performance excellence, collaboration, and ongoing professional growth. Presales & Financing: Lead the charge to achieve presale targets tied to critical financing milestones, effectively communicating the project’s long-term value and fostering sustained engagement with future members throughout multi-year construction. Integrated Marketing: Collaborate with the CMSO, advertising partners, and development stakeholders to design and execute innovative, multi-channel marketing campaigns that maximize visibility and lead generation. Stakeholder Engagement: Serve as a liaison across project stakeholders—including architects, designers, and construction teams—to ensure alignment between sales insights and community design, delivering on evolving consumer expectations. Data-Driven Performance: Utilize technology and analytics for inquiry management, CRM, and performance reporting, supporting continuous improvement and informed decision-making. Brand Stewardship: Represent Vicars Landing at eTown as chief brand ambassador, championing customer experience standards and community values in all public-facing activities. Resource Management: Collaborate in the creation and stewardship of annual sales and marketing budgets, optimizing resources for maximum impact and return on investment. Lead by Example in Sales: Actively participate in direct sales activities, sharing responsibility for achieving sales targets alongside the team to model best practices and foster a culture of excellence. Qualifications Education & Experience: Bachelor’s degree (or equivalent experience) in marketing, business, or a related field. Demonstrated success in leading sales and marketing in high-value senior living or related sectors, with a focus on pre-opening and new campus development. Experienced in building and sustaining prospect relationships over extended construction/sales cycles, with a talent for articulating future value and unique selling propositions. Skills, Abilities & Competencies: Strategic thinker with the ability to shape vision, influence cross-functional teams, and drive results through both long-term planning and tactical execution. Technologically adept, data-informed, and highly collaborative. Outstanding relationship, communication, and leadership skills.
