  • Degree or Diploma in Business Administration, Real Estate, Finance, or a related field
  • 7+ years of experience in a similar role is required
  • Strong computer skills with proficiency in Microsoft Office (Word, Excel and PowerPoint)
  • Ability to work independently and under tight deadlines while maintaining excellent communication and interpersonal skills.
  • Strong organizational skills with the ability to manage multiple projects and tasks simultaneously.

Responsibilities

ABOUT THE ROLE:

Reporting to the President, KGRE Inc., this position is responsible for for driving operational excellence, ensuring consistency, and supporting strategic initiatives across a portfolio of managed properties. This role provides leadership and direction for property operations, performance analytics, budgeting, policy implementation, process improvements, and compliance across the property management team. The Director acts as a key liaison between site teams and corporate leadership, ensuring alignment with organizational goals, tenant satisfaction, and financial performance.

YOUR FOCUS IN THIS ROLE:

  • Operational Strategy & Execution: Lead the development and execution of strategic and annual operating plans aligned with corporate objectives and ownership vision.
  • Property Performance & Efficiency: Oversee daily operations, service delivery, building systems, and preventive maintenance to maximize asset performance, uptime, and long-term value.
  • Capital & Sustainability Projects: Support capital improvement programs, sustainability initiatives, and long-term asset strategies in collaboration with Development and Asset Management teams.
  • Turnover & Construction Coordination: Manage seamless tenant turnover, move-ins, and construction activities in coordination with Leasing and Construction, ensuring service-level compliance.
  • Vendor & Risk Management: Oversee vendor performance using KPIs, manage operational risk, and ensure compliance with health, safety, environmental, and regulatory standards.
  • Security & Emergency Readiness: Supervise building security systems, emergency protocols, and conduct regular safety and quality inspections.
  • Team Leadership & Culture: Build high-performing teams through effective staffing, coaching, and workforce planning while fostering a values-driven, service-oriented culture.
  • Stakeholder Communication & Reporting: Maintain strong relationships with clients and stakeholders through proactive engagement and clear, data-driven reporting.
