Job Description This real estate portfolio leader is responsible for all 340 locations with the Bosch North America Business Divisions (North and South America regions). This position will be responsible for the following scope of activities, but not limited to: Main contact for portfolio and transaction management in the Americas region Identify market potentials with market information and develop strategies and conduct transactions (Consolidation, Sale and lease back, Sale, Relocations) Worldwide coordination with corporate Real Estate department in Germany and regions to develop and to support OE strategies Lease contract administration with critical date management Predicted costs forecast for the entire portfolio and OE’s/entities Data analysis and management for whole portfolio (digital tools only) Develop annual GR location report and present to the region/OE with required invests/demands Develop internal approval documents for all required approvals incl. internal Bosch approvals Coordinate approval process Transaction & Lease Management Full Lifecycle Leasing: Lead end-to-end leasing activities, from defining user requirements and workspace layouts to negotiating "Heads of Terms" and managing broker networks and legal counsel. Market Analysis: Conduct comprehensive market reviews and financial evaluations (Own vs. Lease) to identify high-potential real estate opportunities. Acquisitions & Dispositions: Execute purchase and sale strategies, including valuation, term definition, and contract finalization. M&A, Due Diligence & Integration Technical Due Diligence (DD): Serve as the real estate lead for the RBNA M&A team, performing site visits, risk assessments, and comprehensive DD reporting. Post-Merger Integration (PMI): Spearhead the integration of real estate assets following acquisitions to ensure seamless transition into the Bosch portfolio. Operational Support & Governance Capital Projects: Support the procurement of construction and planning services, ensuring alignment between project leaders, local purchasing, and Facility Management (FCM). Internal Governance: Manage the end-to-end internal approval process, including the preparation of financial documents and securing executive signatures for all regional transactions. Qualifications Basic Qualifications: Minimum of 5 years of experience in real estate development and portfolio management Expert / master’s degree in commercial real estate business Excellent leadership skills to: Act as a Global Real Estate (GR) strategic partner with key stakeholders in the AME regions Effectively lead the portfolio team in AME Lead various diversified groups for location strategy Globally align our GR AME strategy with regional AME focus Basic design criteria knowhow (for architectural-, electrical- and mechanical design) Strong understanding of the Real Estate business aspects (end to end) to make the best decisions for the Bosch group Proficient project management skills Excellent communication skills Spanish, German and Portuguese language skills would be beneficial.
