Your day at NTT DATA As a Director, S-REI, you will report directly to the Global Portfolio Management Lead and play a pivotal role in managing the NTT DC REIT portfolio, listed on the Singapore Stock Exchange. Your primary objective is to create and preserve value for third-party investors, measured by enterprise value, yield, IRR, and other key metrics. You will leverage your expertise across the full asset lifecycle, collaborating with the REIT Manager and internal teams (Sales, Operations, Finance, Legal) to enhance asset profitability. KEY RESPONSIBILITIES Develop and execute a comprehensive investor relations strategy aligned with financial goals and long-term vision. Lead the preparation and delivery of transparent financial communications, including earnings releases, investor presentations, and regulatory filings. Translate complex financial and operational data into clear, compelling messages for investors, analysts, and stakeholders. Ensure full compliance with SGX regulations and REIT reporting requirements. Serve as the primary point of contact for investor inquiries, building strong relationships with institutional investors and analysts. Plan and coordinate investor engagement activities, including roadshows and conferences. Oversee one or more stabilized assets, collaborating with FP\&A, Business Case, and cross-functional teams to establish performance baselines and challenge assumptions. Monitor monthly asset performance (rent roll, leasing strategy, P\&L, capex), lead execution of asset strategies, and track implementation plans. Partner with Finance, Procurement, Sales, Product, and Operations to optimize asset-level profitability and provide actionable recommendations. Manage rent and lease reviews, evaluating client mix, lease margins, and the impact of leasing decisions. Lead and mentor portfolio managers across India and APAC, fostering a high-performing, collaborative team environment. Stay informed on market trends and investor sentiment to continuously refine communication and asset strategies. KNOWLEDGE & ATTRIBUTES Proven experience in Finance or Investments, with a strong background in performance management and analysis. Demonstrated expertise in commercial real estate infrastructure investment or asset management, ideally covering the entire asset life cycle. Solid understanding of real estate performance drivers and operations, ideally data centers Familiarity with machinery and equipment is advantageous for collaboration with operations teams. Strong analytical capabilities and ability to work independently with minimal oversight Effective communicator with the ability to present to internal and external stakeholders. Exposure to third-party investors/capital markets a critical plus Experience working in cross-cultural and cross-functional teams, with the ability to produce detailed analysis and stakeholder reports. Fluent in English; additional languages are a plus. Advanced Excel skills and proficiency in Microsoft Word, PowerPoint, and PowerBI. Strategic thinker with a structured, goal-oriented approach. Strong leadership, collaboration, and relationship-building skills. Commercially minded with a technical aptitude. ACADEMIC QUALIFICATIONS & CERTIFICATIONS Bachelor’s degree in Economics, Finance, or a related field. Master’s degree or professional qualifications (CAIA, ACCA, CPA) preferred. PMP and/or Lean Six Sigma (Green/Black Belt) certification preferred. Previous supervisory or leadership experience is desirable REQUIRED EXPERIENCE 10+ years in investor relations or capital markets, ideally with exposure to REITs or listed entities. 3–5 years in asset management or financial performance optimization, preferably in real estate or infrastructure. 2–3 years in a leadership role managing regional teams or cross-functional stakeholders. PHYSICAL REQUIREMENTS Ability to move equipment up to 20 lbs. Frequent movement within and outside data center facilities. Ability to remain stationary for extended periods. Capability to climb ladders and work on raised platforms. Work in confined spaces and operate office equipment. WORK CONDITIONS & OTHER REQUIREMENTS Exposure to varying temperatures, loud noises, and outdoor conditions. Travel required up to 10%. Ability to work remotely with a stable internet connection.
