TO WORK INDEPENDENTLY AND SUCCESSFULLY COMPLETE RESPONSE AND PLANNED MAINTENANCE TASKS.
· You will understand and take responsibility for the successful day-to-day repairs and maintenance services across the NHS Facility and Rehabilitation Centre.
· You will contribute to the effective and efficient daily operation and maintenance of all engineering plant and electrical systems.
· You will work proactively and responsibly in conjunction with the customer and MMS management team and have the necessary competences required to carry out responsibilities and complete tasks that may involve complex or non-routine activities.
· You will be responsible for routine maintenance and fault diagnosis on various engineering plant and equipment, including electrical distribution, lighting, fire detection, building control and automation systems, standby generator plant, security access control, CCTV, nurse call systems, Building Management System, and data communications.
KEY TASKS
· To perform SFG20 maintenance, repairs, and works in compliance with HTM safety standards. Report all mandatory and statutory remedial repairs that are identified whilst carrying out planned maintenance. Diagnose and repair equipment faults promptly to minimise disruption.
· To undertake duties associated with competent person HTM 06-02 Electrical Safety Guidance for Low Voltage systems at times working under a permit to work procedure for Electrical Installations.
· You will understand the workings of Electrical Systems in NHS buildings. Instruct others in the above features and other aspects of his / her work. Carry out repairs, maintain and efficiently run plant and equipment. Be conversant with various aspects of electrical Planned Preventative Maintenance. Use all relevant tools and equipment. Understand fully the inter-relationship between various maintenance crafts.
· You will hold previous Healthcare experience in aspects of plant and associated control systems, water softening plant, heating and air conditioning plant and control, compressed air plant, low voltage switchgear, electrical distribution, power and lighting circuits, fire alarm installations, emergency generation together with thorough practical knowledge.
· You will have adequate technical knowledge to work on your own and carry out electrical work without detailed supervision in the most efficient and economical manner, in accordance with the relevant legislation.
· You will have adequate understanding of contract requirements and instructions from client and line manager for each work order to achieve satisfactory completion.
· You will be able to accurately complete all site records & forms, e.g. Test sheets, job packs, risk assessments etc.
· You will co-ordinate activities with others on site, to ensure works are completed within timescales set, safely and to high quality and diagnose & rectify faults in good time to meet deadlines of planned and reactive maintenance tasks.
· You will recognise and communicate with the client and line manager by recording any change or workplace event that may delay or disrupt works to be carried out.
· You will identify procure and progress material requisitions. (follow up deliveries where delegated). Ensure stock levels and materials are available and stock replaced as required.
· You will be a dependable and important member of the site team and provide instruction to others regarding related work aspects and perform tasks across different trades as required.
· You will be required to participate in rotating standby, on call, attend site within 1hr for emergency calls and undertake work outside normal working hours at short notice to facilitate service demands. This may include a requirement to cover periods ‘on call, managing complex issues when required.
· You will adhere to statutory legislation and requirements particularly related to Hospital Technical Memorandum, the Health and Safety at Work Act 1974, Electricity at Work Regulations 1989, COSHH, The Workplace (Health & Safety and Welfare) Regulations 1992.
· You will positively impact on continuous Improvement and development in the areas of service provision, service standards and increase customer satisfaction.
