Description Position Summary Centurion Land Title is looking for an organized, detail-oriented Title Insurance Escrow Processor to help drive smooth and efficient real estate closings. If you enjoy working in a fast-paced environment where no two days are the same, this could be the perfect fit. You’ll play a vital role in preparing real estate transactions for closing by managing title clearance, coordinating with clients and vendors, and ensuring all documents and data are accurate and complete. This position acts as the key liaison between title production and the escrow officer to keep closings on track. Essential Responsibilities Perform a variety of administrative duties to support the escrow and title closing process. Act as the next step in the process following title production and typing, preparing transactions for closing. Proactively gather all required documentation to clear title, including payoffs, judgments, utility bills, and other outstanding items. Communicate with relevant parties to request missing information and ensure files are complete. Review incoming orders to identify missing details and maintain thorough, organized notes throughout the file lifecycle. Complete the Closing Protection Letter (CPL) if not already finalized during order entry. Distribute title commitments to all parties involved in a timely and accurate manner. Distribute lender title packages, including title commitments, CPLs, preliminary lender title fees, and wire instructions (sent separately). Confirm that all necessary information for closing is received, such as seller details or payoff authorizations. Review title commitments and purchase agreements for accuracy and consistency across all transaction details. Conduct title curative work as needed to resolve issues and bring the file to a "clear to close" status within five days of commitment issuance. Order and verify critical documents as needed, including but not limited to: - Deeds (including determining the correct type, such as Quit Claim Deeds) - Power of Attorney forms - Corporate documents, including authorized signer documentation and business entity verification Order and input the following data into production software as required: - Surveys (if specified in the purchase agreement) - Special assessments - HOA balances and transfer fees - Current property tax statements - Home warranty details Maintain effective and professional communication with agents, attorneys, vendors, buyers, sellers, and internal team members to gather required documentation and information. Requirements Knowledge, Skills and Abilities Industry experience: Prior experience in escrow processing, title insurance, or a related real estate field. Tech savvy: Comfortable using Microsoft Office and industry-specific software. Detail-focused: You catch the small things and keep files organized and on time. Strong communicator: Able to work well with agents, attorneys, clients, and internal teams. Professional & positive: A friendly, can-do attitude and professional appearance are a must. Experience and Training High school diploma required; some college preferred. Experience in real estate transactions, title, or escrow processing is required. Physical Demands and Work Environment Physical Demands: Prolonged periods sitting at a desk and working on a computer. Ability to occasionally lift office supplies, files, or small packages (up to 20 lbs). Regular use of hands and fingers for typing, handling paperwork, and using office equipment. May involve walking or standing during file retrieval, client meetings, or office support tasks. Work Environment: Standard professional office environment with consistent in-person attendance required. Fast-paced, deadline-driven atmosphere with frequent interactions with clients, agents, and internal staff. Collaborative setting across multiple departments and locations. Noise levels are typically low to moderate. Office locations are climate-controlled and equipped with standard office furniture and technology.
