As an Estates Manager at Queen Mary’s Hospital Roehampton, you’ll play a vital role in ensuring a safe, efficient, and compliant healthcare environment – delivering essential Hard FM services that help clinicians focus on what matters most: patient care.
As Estates Manager, you’ll lead the frontline delivery of Hard FM services on this PFI contract, overseeing both in-house and outsourced teams. You’ll manage the full lifecycle of planned and reactive maintenance, ensuring everything runs smoothly, safely, and in line with contractual obligations and KPIs.
In this PFI environment, strong relationship management is absolutely critical. You’ll be the key link between multiple stakeholders — including the NHS Trust, SPV, lifecycle partners, and service providers — so the ability to build, maintain, and influence professional relationships is essential. We’re looking for someone who can confidently articulate technical issues in a clear and constructive way, while also understanding the complexities of contract performance. Leading an established team, you’ll bring energy, focus, and direction to drive continuous improvement and ensure service excellence across the board.
To be successful in this role you will hold a recognised qualification at ONC/HNC level (or equivalent) in Mechanical or Electrical Engineering, Building Services, or Construction. You will also have hands-on experience working within a structured quality management system such as ISO 9001 or a comparable standard, ensuring consistent compliance and service excellence. We’re after a confident and experienced FM leader who thrives in a high-pressure, customer-facing environment. You’ll be someone who can drive performance, encourage innovation, and create a culture of excellence.
This role offers full ownership of Hard FM services with end-to-end accountability, including budgetary control and contract performance. It’s ideal for someone looking to step into a truly autonomous leadership position.
This great opportunity will suit a highly experienced Estates Manager with a strong trade background—ideally in electrical or mechanical disciplines, although all technical trades will be considered. A proven track record in a hospital environment from the provider side is absolutely essential, with preference given to candidates with PFI experience. Where PFI exposure is not present, applicants must be able to clearly demonstrate their experience in managing performance against KPIs. The successful candidate will have demonstrable experience managing and developing teams at a managerial level. This is not a project management role, but a long-term operational estates leadership position with a view to progression into a Site Director role and beyond.

Responsibilities

WHAT YOU’LL DO:

  • Manage and motivate a multi-skilled FM team to deliver exceptional services
  • Oversee contract performance, budgetary control, and supplier management
  • Build collaborative relationships with stakeholders including the NHS Trust, SPV Manager, and lifecycle provider
  • Ensure statutory and contractual compliance with a strong focus on health & safety
  • Proactively manage risks and avoid PMS deductions or unavailability penalties
  • Act as the key contact for FM escalation, including emergency callouts as part of the on-call rota
