Estimator  Position Summary The Estimator is responsible for preparing accurate and competitive cost estimates for commercial construction projects from any stage, conceptual budgeting, when applicable, through GMP or hard-bid proposals. This role collaborates closely with Preconstruction, Project Management, and subcontractors to develop scopes, pricing, value engineering options, and bid deliverables that support winning work and successful project execution. Key Responsibilities * Prepare detailed quantity takeoffs and cost estimates from schematic through construction documents. * Develop conceptual budgets and cost models based on limited design information. * Solicit subcontractor and vendor bids; analyze proposals for completeness, scope alignment, and risk * Level bids, identify scope gaps, and recommend qualified subcontractors for award * Perform scope reviews against plans/specifications and create clarifications, inclusions/exclusions * Support bid day activities including last-minute pricing, coverage checks, and proposal submission * Participate in value engineering, constructability reviews, and pricing alternates * Maintain and improve estimating databases, historical cost data, and unit pricing tools * Assist with project handoff, including budget breakdowns, bid tabs, and subcontractor commitments * Ensure accuracy and consistency in estimate presentations, narratives, and proposals Qualifications * 3+ years estimating experience with a commercial GC (or comparable trade background with estimating) * Strong knowledge of construction means, methods, sequencing, and costs * Ability to read and interpret drawings/specifications across all CSI divisions * Proficiency with estimating software and tools (e.g., Bluebeam, Excel; others preferred) * Strong communication skills and ability to work collaboratively * High attention to detail, accuracy, and time management under deadlines Preferred Qualifications * Experience estimating commercial projects (e.g., multifamily, healthcare, education, industrial, office, tenant improvements) * Familiarity with cost databases and bid leveling tools * Degree in Construction Management, Engineering, or related field (or equivalent experience) Physical/Work Requirements * Primarily office-based; occasional jobsite visits may be required * Ability to sit, stand, and work at a computer for extended periods
