JOB DESCRIPTION: The Estimator / Project Manager is responsible for calculating accurate budgets, detailed proposals, change orders and managing the project to completion.

MANAGING PROJECTS SOLD:

  • Work closely with production team and purchasing to ensure TORC has everything needed to start the project on time such as materials, manpower and equipment.
  • Schedule and attend an on-site pre-construction meeting with TORC super and Safety Department to identify staging, loading and safety details/concerns before sending crew(s).
  • Manage any scope of work changes/impacts directly with the Customer (change orders) within 48 hours.
  • Coordinate with TORC super, Contractors Project Manager and other trades on the job as needed to maintain safety, quality of work and schedule.
  • Coordinate Roof Manufacturer’s Final Inspection with TORC Superintendent and Job Manager, if applicable.
  • At times, may need to assist Accounting with debt collection.

Customer Experience: Oversee Customer’s overall experience with the company is a positive one.

  • Respond to emails and phones calls in a timely manner.
  • Address Customers Concerns immediately and with accuracy by active listening.
  • Meet with customers on occasion to develop and strengthen business relationships (ex: delivering snacks, attending lunches & hosting events

Travel: Travel within the Las Vegas valley and the outskirts of the valley will be necessary to do job walks and meet with customers: Out-of-state travel may occur occasionally, in this case, advance notice will be provided.

Responsibilities

Estimating/Sales– fundamental understanding of multiple types of roof systems including but not limited to concrete tile, shingles, decking, EPDM, built-up roofing, TPO, PVC, metal roofing, siding, roof pavers, coatings, and roof related sheet metal, below grade waterproofing and self-adhered membranes.

  • Must be able to read plans (digital and paper) to measure and calculate budgets via EDGE Platform
  • Reading and interpreting Scope Related specifications.
  • RFI’s & Addendum (conflicting details & clarification).
  • Roof Inspections & estimate projects based on on-site evaluations (retro work).
  • Review labor requirements for projects with Superintendents prior to bid.
  • Creating detailed proposal based on bid documents and/or roof measurements and conditions, noting job specific inclusions and exclusions.
  • Update CRM system with bid details and scheduling follow-up date with customer until job is either won or lost.
  • If unable to meet bid deadlines work with Sales & Estimating Manager to reassign another Estimator and/or contact customer for possible bid extension.
  • Cultivating existing and new customer relationships through Business Development / Business Retention efforts (meetings, events, lunches etc.)
  • Communicate with management as to the status of ongoing bids.

Project Management - shall manage each Sold Project from “cradle to grave”.

  • Upon Receipt of Contract Project Manager must verify several key items within the contract:
  • Scope of Work
  • Contract Price can still be honored (by verifying project schedule & budgets)
  • Project Schedule
  • Plans date, pages etc. at time of bid.
  • Project Manager is the first line of communication with the Contractor/Owner/Builder(s).

Job Set-up: This is where the estimator ensures all project documents are ready before sending to accounting.

  • Reach out to customer to advise receipt of executed contract
  • Review & Prepare Budget in Estimating platform (EDGE)
  • Create a comprehensive Schedule of Values to be submitted to the customer as an addendum/Exhibit to the contract.
  • Complete the submittal process with your assigned Estimating Assistant within 10 business days.
  • Complete Roof Manufacturer’s Warranty Registration Process, if applicable.
  • Work with Project Management Assistant to update CRM (360/Salesforce) with contract value, job number and preliminary construction schedule.
