EXPERIENCED ASSISTANT LETTINGS / PROPERTY MANAGER LIVERPOOL FULL OR PART TIME

Pomegranate Property Management Limited is part of a Group owning and operating residential properties throughout the North West and Yorkshire. We have a portfolio of properties valued at over £35 million and a turnover of £4 million so we are a substantial operation.
This position is in our Liverpool Office where you will be responsible as part of a team for 150 plus properties.
If you join our Company you will be part of a Group that owns the properties being managed so you will get a very broad range of experience far greater than working in a letting agents and be trained in all aspects of residential property including buying , selling, refurbishing and maintaining properties as well as looking after Tenant as we do most of our work in house.
The ideal candidate will be a graduate with some experience working in a property environment and with a keen interest in IT, Software and Apps. This is because we believe the future of the PRS is tech and we are aiming to become a tech leader and are embracing IT in many different aspects of our work. You will also have the bandwidth to understand the new rules being introduced shortly and to help us ensure we comply with them. You will not be afraid of working to the highest standards.
You also need to be someone who has the following qualities:

2. The ability to use our systems to plan your day and the day of those working with you.
3. The ability to work to budgets and timetables
4. The ability to problem solve but also to know when to ask for advice
5. The ability to work on your own in and out of the office and to meet with a wide range of people in the course of your day.

A full clean driving licence is required with access to your own vehicle. An office laptop and mobile phone will be supplied

Pay: £22,000.00-£32,000.00 per year

  • Please give details of your experience of using software and apps. How familiar are you with Excel? How familiar are you with wordpress and websites? How good are you in taking photos and videos? Can you give us a list of apps you have used related to property. Are you experienced using social media sites like facebook, tik tok, Instagram, linkedin or similar. Please give us a list of those you use regularly. If you can send us any examples of your software usage such as a website you have created or tik tok videos you have done or anything else relevant that would be helpful
  • Please give details of your experience advertising properties to rent. In particular please specify if you know how to use Quicklister or Open Rent, are experienced taking good photos of properties, are experienced in creating floor plans and engaging adverts. If you can send a link to a property where you prepared the advert on Rightmove that would be helpful
  • Please give details of your experience in vetting Tenants, the software you have used and how you identify good potential Tenants from bad.
  • Please give details of your experience of signing up Tenants to a new AST and in particular of doing so using systems like Docusign
  • Have you had experience of inspecting properties and ensuring any necessary works are carried out. Please give details of how you did this and what software you used?
  • Please give details of other areas of property management you have been responsible for in previous jobs. For example ensuring gas, electric certificates and EPCs are renewed
  • Have you had experience applying for a licence in a selective licence area? Please give details Shortly all properties are to be licenced so a candidate with this experience will be preferred
