Position Purpose Reporting to the Supervisor, Facilities, this position is responsible for building maintenance, building systems and related equipment maintenance and general building maintenance including, internal moves and building inspections. The incumbent will also oversee and coordinate with external contractors for building maintenance, mechanical, HVAC, life safety and electrical systems. Key Responsibilities/Accountabilities Monitor building control systems and adjusts when required including HVAC, Fire Alarm Systems, Fire Alarm Monitoring, etc. to ensure equipment is functional. Perform minor repairs to HVAC, pumps, lighting, washrooms, and plumbing. Performs preventative Maintenance and Operations of all building systems. Maintains the building and grounds in a clean and orderly fashion. Ensures perimeter of building has no damage. Use and wear the correct protective clothing and uses safety equipment and devices as required. Contact with and oversee external building services contractors and resolves issues that arise regarding building maintenance and repairs. Maintains and updates records for ESA and Fire Department requirements and others as required. Perform building maintenance duties including furniture and office relocations, minor repairs to the building such as carpentry, painting, receiving dock supplies, meeting room set up and other duties as required. Review department maintenance requests and prioritizes work in order to accomplish completion of request in a timely manner. Communicate with client and other facility occupants to ensure customer satisfaction. Work with summer & co-op students when they have been assigned to help with building maintenance. Work independently and with minimal supervision as well as in a team environment to complete tasks. Responsible for a working knowledge and understanding of and make all efforts reasonable to work in accordance with and ensuring work is done in compliance with the appropriate safety legislation, EUSR rules, Alectra policies and procedures and safe work practices that apply to the work while adhering to the internal responsibility system. Reports any unsafe conditions or observed unsafe work practices using Alectra procedures. The incumbent may be asked to perform other related duties which may be assigned from time to time. Qualifications, Knowledge, Skills and Competencies Education & Specialized Knowledge Requires a minimum of a grade 12 high school graduation diploma. Stationary Engineering or Building Operator program completion. Completion of courses in HVAC and electrical. Completion of Building Environment system courses is an asset. General knowledge of electrical and lighting systems, plumbing, carpentry and commercial building systems. Experience Minimum two (2) years related experience. Skills/Abilities/Competencies Requires basic skills in mathematics, reading and writing. Demonstrated ability to solve moderately complex problems. Good communication skills both written and oral and strong customer service skills. Demonstrated ability to operate small vehicles and power tools to make minor repairs. Demonstrated ability to read and understand blueprints and update blueprints. Requires valid Class “G” driver’s license. Demonstrated knowledge of Microsoft Office (Word and Excel) Working Conditions Work involves moderate unpleasant conditions or hazards, resulting in some discomfort or risk of danger - work is performed predominantly indoors.
