The Maintenance & Facilities Department at UPMC Cole is hiring a Facilities Manager to join our dedicated team! Department: Maintenance & Facilities Status: Full-Time Schedule: Primarily days but available as needed for all shifts. Adaptability in a fast-paced environment Purpose: This position maintains responsibility for the operation and maintenance of the hospital's boilers, chillers, major air handlers, emergency generators, cooling towers, utility distribution systems, as well as a variety of equipment, performing a wide range of analytic and conceptual analysis. Oversees the functions on operations, preventive maintenance and customer service. Responsibilities: Serve as a role model of service excellence for the institutions by providing quality services that are responsive to client needs, proactive in scope and accessible in nature. Using the Basics of Service Excellence as a guide, respond to the needs of individual patients, employees, department or other organizations with courtesy, respect and a positive outlook that reflects the team effort of the department. Maintain all required permits and certificates for equipment inspections and tests. Analyze workloads to develop a master schedule of maintenance jobs and construction determining needs for supplies, materials, training, etc. Review all purchase order requisitions for operating and capital expenditures with attention to coding, pricing and quantities. Provide labor and material cost estimates as required for capital projects and manpower utilization. Ensure all work completed by assigned employees meets specifications, codes, etc. Ensure accurate and timely completion of major renovation projects. Coordinate organization of blueprints, manuals, parts lists and other department records. Ensure all hospital and department policies are followed, i.e., attendance, progressive discipline. Responsible for the electrical, medical gas, natural gas, domestic hot and cold water, chilled water, hot water and heating and steam. Maintain performance appraisals and job descriptions. Develop and maintains a five year capital repairs and alterations list for all major pieces of equipment. Exhibit, both verbally and behaviorally, a commitment to the values of service excellence in carrying out on-going duties. Responsible for the preventive maintenance program with an inventory of approximately 7,500 pieces of equipment. Manage construction projects valued at approximately $2.5 million annually. Ensures projects are completed accurately and in a timely manner. Develops and implements necessary safety training to meet all hospital, state and federal requirements. Responsible for coordinating and scheduling utility outages necessary for preventative maintenance and construction. Adhere to the Basics of Service Excellence in all interactions with clients and the public. Maintain MSDS sheets for employees reporting to this position. Maintains a positive outlook and interactions with co-workers, which contribute to the team effort of the department. High school graduate. Five years minimum supervisory experience in maintenance work with the knowledge and ability to coordinate HVAC, electrical, plumbing, and other essential trades. Must have a working knowledge of the physical plant, preventive maintenance, general maintenance operations and DDC systems. Must be able to read blueprints, draw sketches of work assignments and supervise and motivate subordinates. Must show good leadership and communication skills.
