Reports To: General Manager
Location: The Astro Theater & Amphitheater – La Vista, Nebraska
Job Type: Full-Time, Exempt (Salaried)

POSITION OVERVIEW

The Facilities Operations Manager will manage and maintain the physical assets and systems of Astro Theater and Astro Amphitheater. This person is responsible for assisting in the administration, planning, budgeting and direction for the maintenance activities of The Astro including technical services, conversion, custodial services, and equipment inventory control. This position may oversee a number of part-time staff and third-party contractors including housekeeping, maintenance, and changeover staff. This position will supervise and coordinate all on-going facility maintenance while also executing needed event changeovers/setups based on the event schedule.

QUALIFICATIONS

  • Experience in facility management and maintenance operations, including HVAC, electrical, plumbing, custodial, and safety systems.
  • Strong knowledge of OSHA regulations, risk management practices, and federal, state, and local compliance standards.
  • Demonstrated ability to lead, train, and supervise part-time staff as well as coordinate with contracted service providers.
  • Skilled in managing service contracts, budgeting, inventory, and procurement of maintenance supplies and equipment.
  • Hands-on experience operating tools, machinery, and technology systems including IT and telecommunications infrastructure.
  • Proficiency in Microsoft Office programs and other standard office software
  • Strong interpersonal skills, including excellent verbal and written communication skills.
  • Self-motivated with excellent organizational skills.
  • Desire to work independently and collaboratively in a dynamic team environment
  • Willingness to work a flexible schedule, such as long and irregular hours that may vary due to event schedule, may include mornings, evenings, weekends, holidays, and extended number of consecutive days
  • Ability to lift up to 50 pounds, work in outdoor environments, as well as stand, walk, and move for extended periods of time, including long hours on feet during events

Responsibilities

Facility & Maintenance Functions

  • Manage and take ownership of maintenance and care for all equipment and infrastructure throughout the facility to ensure proper and safe operation of the facility on a constant basis
  • Coordinates all elements of facility operations including managing the maintenance of the mechanical, electrical, plumbing, HVAC, custodial, grounds, IT, a/v equipment, tele-communications systems, infrastructure security, and smoke/fire detectors
  • Execute and facilitate operations, with collaboration from part-time and contracted staff/agencies, to include cleaning, upkeep, and general maintenance with detailed attention to surpass compliance dictated by facility ownership, Federal, State, and City requirements
  • Assist with recruiting, scheduling, training, motivating, coaching and evaluating department staff
  • Manage service contracts for the facility with outside vendors to ensure compliance with all terms of each contract
  • Coordinate facility arrangements and monitor the work of contractors, including equipment rental and borrowing equipment
  • Actively work to maintain all tools and equipment and make recommendations for supplies needed for facility operations
  • Operate tools and machinery – and proactively supervise others – within the facility according to all safety guidelines and restrictions and utilizing proper techniques and any safety or equipment/safeguards
  • Order supplies and materials for maintenance programs within budget guidelines; receive and maintain supplies
  • Perform duties including lifting, carrying, moving, walking extensively throughout the facility, working from various heights, up and down un-even surfaces, and within an environment with moderate to loud noises
  • Manage all IT and telecommunications infrastructure including internet, phone, cable, and all associated equipment

Safety & Compliance Functions

  • Maintain knowledge of safety policies and guideline changes in pertinent Federal, State and Local regulations
  • Ensure staff are working safely, efficiently and are aware of proper safety guidelines
  • Mitigate all matters related to OSHA compliance, risk management and security of the facility
  • Perform routine inspections of all aspects of the facility and surrounding areas to ensure proper order and enact necessary procedures and communication when not surpassing expected standards

Administrative & Planning Functions

  • Develop and maintain an accurate record keeping system, including equipment maintenance and inventory logs
  • Participate in the development and administration of the Operations budget; forecast of additional funds needed for staffing, equipment, materials, and supplies; monitor and approve expenditures; implement adjustments as necessary.
  • Track, record, and report labor allocations for part-time staff and contracted vendors for purposes of forecasting, benchmarking, budgeting and event settlement
  • Maintain shared and collaborative records with necessary stakeholders regarding facility usage, access, asset inventory and staffing levels
