Description Under general supervision of the Director of Operations, assumes responsibility for management of janitorial services. Oversees specific duties associated with facilities maintenance, including customer service activities relating to building inspection/condition assessment and the recommendation of services or repairs and acts as a contact point for service and repair issues. Takes opportunities to create efficiencies, assure quality, and may engage in providing access to facilities while assuring all aspects of a safe work environment for assigned employees and patrons. This is a full-time, exempt position with a starting salary of $50,382 plus excellent benefits. Schedule Monday - Friday: 8:30 am - 5 pm. Note: Occasional evenings & weekends. Location Central Library: 14 West 10th Street, KCMO, 64105. Job Duties (Essential Functions) Supervises contracted services, including but not limited to: janitorial/day porters, bio cleaners, carpet and upholstery cleaners, window washers, brass refinishers, back-flow maintenance, trash and recycling. Serves as liaison with vending machine companies, making calls for repair service and providing refunds to staff. Provides support for building maintenance, facilities, and events' managers and supervisors. Recommends process or service improvements to Director of Operations. Works with branch managers to oversee the work of day porters, janitors, and other contracted services. Works with Director of Operations to evaluate janitorial RFPs submitted by current and potential vendors. Works with Director of Operations to update and reevaluate vendor contracts; and to interview and perform walkthroughs with new vendors, quickly advising the Director of Operations and/or Purchasing Manager of any concerns with contracted services. Provides access or programs door cards for employees, contracted workers, and vendors. Completes a daily walkthrough of the Central and Annex buildings. Completes weekly quality control checks at branches. Oversees service and maintenance of library vehicles. Fills vehicle reservation requests. Shares information with department learned from meetings, workshops, and other library events, making suggestions to improve patron and staff experience when possible. Attends large library and public events to ensure janitorial needs are addressed. Other duties as assigned. Facilities Administrative Support duties Orders paper, cleaning, office, and building maintenance supplies for Facilities (including A/V). Processes invoices for facilities and A/V. Orders janitorial supplies for contracted cleaners. Contacts vendors for updates on service and parts orders. Receives and processes delivery of maintenance and janitorial supplies. Monitors supplies ordered by janitorial companies to ensure waste is minimal. Operates and provides support via Plant Operations Support Desk telephone. Requirements Demonstrated ability to work with minimal supervision. Demonstrated ability to work with and take direction from multiple sources. Effective verbal and written communication skills. Effective attention to detail. Intermediate proficiency in Microsoft 365 (i.e. Word, Excel, Outlook, SharePoint). Required Education and Experience High school or GED. Minimum of 3 years in providing administrative or clerical support. Ability to speak and understand English is required. Additional consideration will be given to individuals that are proficient in any non-English languages used in Jackson County, MO including Spanish, American Sign Language, Vietnamese, French, Arabic, and Swahili. Work Environment Work is performed at the Library’s Central location and Library Branches throughout the district. Primary workspace is shared with co-workers in an office space within the Central Library, other work will be performed in a public space amongst staff and patrons from a diverse socio-economic community.
