Through cross departmental communications and interactions, we ensure a safe and healthy environment for staff, volunteers, donors, the general public, and any and all vendors who find themselves on our ever expanding campus. The Position The facilities technician 3 is responsible for performing a wide variety of duties for the purpose of maintaining and supporting the needs of the OHS animal shelter and medical facility, grounds, and vehicles. All duties are performed according to established safety procedures, OSHA requirements, and department guidelines. Also responsible for mentoring and training new employees and volunteers and working as a collaborative team member with a high degree of customer orientation and attention to detail. PRIMARY RESPONSIBILITIES Locate, read, and interpret all facility blueprints, as well as OEM and shop manuals accurately. Maintain department documents in an orderly, readable, and easily accessible manner. Understand and retain knowledge of the controls and components that operate OHS’ mechanical and utility systems, including HVAC, security, fire/sprinkler, and lighting systems. Understand and retain knowledge of naming conventions pertinent to each system. Correctly locate and operate controls that shut off, modify, or turn on systems. May operate a computer or remote control panel which controls and monitors these systems. Must be able to quickly and effectively trouble shoot issues or problems within the system and initiate service calls to trained professionals. Paint interior and exterior areas of the OHS facility, using prescribed colors and proper technique as specified by product specifications. Properly prep, spackle, and repair damaged areas prior to painting. Prepare and protect non-painting areas to avoid damage, discoloration, and/or rework. Perform minor plumbing maintenance such as repairing plumbing leaks or breaks, opening clogged lines and drains, replacing washers and other minor parts, and repairing pressure washing and soap pump fittings, hoses, PVC and galvanized pipe lines according to manufacturer protocols. Inspect and perform minor repairs on buildings and equipment, including light carpentry, mechanical, and/or masonry work. Perform minor electrical maintenance including but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballasts, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools. Assist in performing scheduled and "as needed" inspection and preventive maintenance on tools, equipment, and vehicles to maintain operability of the tools and equipment. Accurately maintain records of scheduled maintenance procedures. Use and understand processes for use of standard measuring devices, levels, saws, drills, routers, sanders and power tools in a safe and accurate manner, according to manufacturer guidelines. Assist with memorial services including helping clients select an interment space, completing and printing contracts with accurate information, assisting clients with admissions processes for payment and receipt of the animal, scheduling burial or interment, and engraving memorial plaques and affixing them to correct interment space or burial site. Perform private cremations, burials, and mausoleum placements as needed. Drive OHS vehicles to run errands. Maintain and operate vehicles in a safe and responsible manner at all times and report damages or required maintenance to facilities manager immediately upon observation. Ensure that each vehicle is stocked with appropriate emergency kit supplies. Respond to emergency maintenance requests as required. Assist in completing maintenance requests. Report situations beyond expertise to facilities manager and/or operations director in a timely and accurate manner. Assist facilities manager in training and overseeing work performed by the facilities technicians 1 and 2, and volunteers as assigned. In coordination with the Volunteer Resources department, organize and lead volunteer work groups assigned to outdoor projects. Oversee volunteer compliance with OHS policies and procedures and communicate with the volunteer resources manager to determine action for non-compliant volunteers. Perform grounds duties and routines as needed. Operate a chainsaw safely according to protocol and OSHA requirements. Perform pressure washing throughout the OHS campus as needed. Be certified to safely operate a forklift. Provide short term coverage for the facilities manager during vacations or when otherwise away from the shelter. Adhere to all OHS safety, training, handling, and transportation protocols in order to ensure that the shelter environment is safe for animals, the public, volunteers, and other employees. Wear required clothing, identification, and safety garments/equipment as defined by OHS policies and procedures. Attend staff meetings and trainings as scheduled. Read and respond to emails and voicemails daily during schedule work shift. Write and send a daily report of job functions, issues, and information from each shift worked to the facilities manager. Keep current with shelter events and program updates. Empty, clean, and replace garbage can liners in all outdoor trash collection areas on a daily basis. Empty and refill outside scoop container with disinfectant solution. Understand OSHA compliance regulations and building codes. Report and address any compliance and code violations. Keep office area, tool room, mechanical rooms, warehouses, facilities, grounds, and fleet clean and organized. Clean up and properly organize storage of equipment, tools, and materials; must be performed at the end of each task. A safe and clean work area must be maintained at all times. Perform on-call duties as assigned by management. Check and respond to e-mail and facilities ticketing system throughout the work day. Able to apply methods, practices, and procedures in preventative maintenance, diagnosis, inspection, repair, renovation, and minor construction of facilities, fleet, grounds, and utilities. Able to read and interpret blueprints, sketches, and schematics as they relate to the facilities and utilities services systems. Able to read, interpret, and follow instructions found in product specifications, correspondence, and memos. Able to troubleshoot and to determine root cause of equipment failure. Able to observe, record, and report unsafe working conditions and to follow safety standards in working with multiple services, tools, and equipment. Able to communicate verbally and in writing with team members, co-workers, employees, contractors, and vendors to obtain and provide useful information. Able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Able to compute rate, ratio, and percentage and to interpret miscellaneous drawings and schematics. Able to follow instructions and complete work assignments with a minimum of supervision. Work Environment Conditions & Physical Requirements This position interacts and collaborates will all levels of the organization, including OHS staff, executive team members, donors, general-public, external vendors, volunteers, and supporters. Contact and communication is carried out through face-to-face, telephone and digital interactions. Excellent customer service skills are essential to success. Communication must be clear, understandable, professional and respectful in all circumstances. WORKING CONDITIONS Work is performed in an office and medical center/animal shelter environment. Travel between the two campuses may be required. Working at both campuses may be required. Occasional weekend and evening work may be required. Animal contact and related injuries may occur. Noise exposure varies and sometimes includes uncontrolled barking and other animal vocalizations. Pace of work is active and demanding, requiring a high degree of multitasking and ability to adapt to changing priorities while managing concurrent projects/tasks to completion. Contact with angry or emotional people may occur. PHYSICAL REQUIREMENTS Occasional lifting and moving of inanimate objects weighing up to 50 lbs. Occasional pushing and pulling of carted items weighing up to 100 lbs. Occasional moving items above shoulder level. Occasional use of hands and arms at or above shoulder level. Prolonged standing, sitting and/or stooping may occur. Occasional climbing and bending.
