POSITION SUMMARY: This position has a special emphasis on mechanical systems, commercial pool equipment, computerized systems, and sporting equipment. The Facility Maintenance Manager will be responsible for maintenance, repairs, professional services, asset management, supply orders, routine custodial, grounds and equipment for the facility. The Facility Maintenance Manager will also ensure a suitable working environment for the organization and provide appropriate reporting, performance measurements, budgeting, and leadership. PRIMARY RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING: Leadership Create logs for maintenance of equipment and capital plans and maintain & update all logs and manuals for operations & maintenance Monitor inventory and order supplies Formulate and Maintain Safety Data Sheets (SDS) records Work within the confines of the operating budget Assist with coordinating operational and staffing support to execute events and programming Understand and carry out facility policies and procedures Assist with incident reporting to ensure a safe facility and maintain OSHA and ADA compliance Effectively manages the Aquatics Maintenance Tech position Manages all aspects of mitigating property-wide risk management – incident report reviews, workers comp monitoring, 3rd party assessment reviews, etc. Additional duties as assigned by the General Manager Facility Maintenance Creates and manages the property-wide preventative maintenance schedule including aquatics equipment (pools, pumps, motors, slides) Maintains all pool filters and cleans/changes all filters according to our SOP standards Maintain and coordinate overall appearance and cleanliness of the facility Inventory, organize, and stock closets, toolboxes, and maintenance areas Coordinate cleaning and groundskeeping work around daily activities, events, and programs Have knowledge of property systems (irrigation, HVAC, alarm, pump systems, etc.) Manage utilities (lights, water usage, temperature controls, heaters, etc.) Maintain, repair, upgrade, and order all equipment when necessary Coordinate with appropriate department heads on facility repairs to avoid conflicts Contract maintenance with outside vendors when necessary and applicable to SFM's scope of services Coordinate regularly scheduled inspections (fire, sprinkler, alarm system, elevator, etc.) Manages the property-wide Emergency Acton Plan (EAP) Assists in developing the annual operating budget and capital improvement plan Additional duties as assigned by the General Manager MINIMUM QUALIFICATIONS: Certified Pool Operator (CPO) or Aquatics Facility Operator (AFO) certification or earned within 60 days of hire Must have working knowledge of commercial facilities including general aquatics maintenance, HVAC, electrical, suppression systems, and kitchen equipment Must have experience working with sports facilities and associated grounds and equipment Prior responsibility in managing a daily P&L, management, and budget oversight Associates degree or related degree/certificate to the position At least 3-5 years of related experience Excellent interpersonal, problem solving, and negotiating skills Excellent written and verbal communication skills Excellent management and scheduling abilities for outside vendors & contractors Solid computer skills including Word, Excel, Power Point, Outlook, A/V, etc. Must be able to work flexible schedules including nights, weekends, and holidays Must be able to obtain CPR/First Aid certifications within a specific time Ability to understand, learn, and utilize various computer-based systems WORKING CONDITIONS AND PHYSICAL DEMANDS: May be required to sit or stand for extended periods of time whether indoors or outdoors, and squat, stoop, or bend Pushing/pulling/lifting 50 pounds Ability to navigate around the facility for long periods of time Ability to climb elevated areas to complete tasks (electric lift, catwalk, ladders, etc.) Facility has intermittent noise
