Financial Job Dimensions Degree of supervision Broad supervision over operational activities Level of Authority High Authority over daily functional operation Purpose of the Job Apply technical knowledge, principles, and best practices to supervise preventive and corrective maintenance activities for various ALJ facilities by monitoring, controlling and continuously improving the maintenance process. Key Accountabilities: Description Ensure work quality on the site within the facilities under his responsibility Ensure that the Planned Preventive and Corrective Maintenance are implemented efficiently Ensure regular meetings with facility representative to discuss and update the status of work orders within the facilities under his responsibility Review the technical documents such as reports, quotations, etc., submitted by the service providers Validate the number of assets included in the service provider’s PPM reports with the data uploaded on the CAFM system within the facilities under his responsibility and confirm that both are matching the actual Key Accountabilities: Performance Indicators 0% back job within 3 days of completion Completed Work Orders as per agreed annual target (SLA) Customer Satisfaction percentage as per agreed annual target Ensure 100% matching of the scope of work All assets are 100% maintained in PPM and accurately match the CAFM asset list. Major Activities Ensure that all services covered under facility management are carried out as per the required schedule and standard checklist or operating procedures within the facilities under his responsibility. Provide technical recommendation during all maintenance stages within the facilities under his responsibility. Review variation orders to service providers. Participate in the handing over of the work with projects department after carrying out renovation works (new or major) and construction of new facilities that we will be added to FM Scope of Work. Participate in technical negotiation with service providers within the facilities under his responsibility. Coordinate with the service providers to prepare and update requested reports for the planned preventive, corrective maintenance activities, incidents, and assessments to be provided to Facility Management. Monitor the compliance of deliverables to be in line with ALJ entities facility representative inputs & requirements. Inspect and test MEP systems to ensure that they are operating properly. Identify and troubleshoot mechanical, electrical, and plumbing problems. Resolve any disputes or disagreements that may arise between the facility and the maintenance contractor. Ensure contract condition with the maintenance contractor are applied, including ensuring that payments are made on time. Coordinate the work of the maintenance contractor with other contractors who may be working on the site, such as construction contractors. Ensure that the maintenance contractor is following all applicable safety regulations. Maintain accurate records of all maintenance work performed within the facilities under his responsibility and ensure that 100% of maintenance work is accurately documented. Job Context The job requires advanced knowledge in electrical and mechanical operation, preventive maintenance and repair processes The job has direct impact over ensuring the adherence to the agreed FM timescales in Facility Management plans. The job holder has direct impact monitoring the compliance of deliverables to be in line with End-User inputs & ALJ requirements Framework, Boundaries & Decision Making Authority The job holder has the freedom to negotiate over technical recommendations with service providers within the facilities under his responsibility Organizational / Functional Strategic Focus The job has a crucial supporting role in ensuring Facility Management methodologies are deployed to achieve service standards, identifying milestones, measures, impact and outcomes Minimum Qualifications Bachelor’s Degree in Mechanical / Electrical Engineering Minimum Experience At least above 5 years’ experience in Facility Management Job-Specific Skills Teamwork Skill. facility management., MS Office package software Excellent knowledge with ERP software (i.e. CAFM, Oracle, etc.) Languages Arabic and English Speaker Special Certifications / Membership Membered in SCE (Saudi Council of Engineers).
