With active projects spanning every stage of the entitlement and development process, Cole West Land delivers communities ranging from 20 to 2,000 acres. Job Description Summary: The Finance Associate is a key contributor to a lean, high-performing team where your work directly informs capital allocation and business growth. You will build and manage financial models, support investment decisions, and partner closely with senior leadership on active transactions. This is a fast-paced role with meaningful impact. Duties Include (but not limited to): * Build, maintain, and stress-test financial models for land acquisitions, lot development, and disposition transactions * Identify and implement AI-powered tools and workflows to improve team efficiency * Underwrite acquisition and development opportunities and support deal execution * Prepare investment memos, deal summaries, and presentation materials for stakeholders * Review and interpret contracts to ensure alignment with investment assumptions * Support due diligence including market analysis, financing review, and entitlement risk * Track performance against pro forma assumptions and maintain reporting * Assist with lender relationships, draw packages, and reporting Experience: * Bachelor’s degree in finance, Real Estate, Economics, or related field (or equivalent experience) * 3+ years of experience in real estate finance, acquisitions, or development * Strong critical thinking and decision-making skills under tight timelines * Excellent written and verbal communication skills * Solid understanding of real estate fundamentals * Advanced Excel financial modeling skills * Ability to thrive in a fast-paced, high-output environment * Low ego, high output mindset * We value how you think, your work ethic, and your goals more than your title history
