About the Role Primary areas of responsibility include executing business plans around investments and reporting financial performance to internal and external stakeholders. The role will also require extensive coordination with our Development, Accounting, and Property Operations teams. The Analyst will report to the COO initially and eventually to the Managing Director of Investments. The position is based in Boise, Idaho, and will require travel to oversee the performance of the Company’s out-of-state assets. Key Responsibilities Asset Management Maintain direct accountability for the performance of each individual asset and update the team as needed on the performance of investments and other key issues. Compile and report portfolio statistics to the executive team on a quarterly basis. Developing and overseeing the execution of annual property-level business plans and budgets and portfolio level business plans. Leading any retail property leasing and marketing efforts including selecting and managing third- party brokerage teams, overseeing lease value analysis, pursuing tenant leads and directly negotiating tenant lease renewals. Identifying opportunities for value creation, and proactively responding to changes in property and/or market conditions to protect asset value. Implementing property-level and fund-level monitoring and reporting processes and procedures to monitor risk, maintain asset quality and clearly communicate progress with key internal and external stakeholders. Working closely with in-house property management teams to ensure operational excellence. Overseeing timely execution of capital projects. Conduct regular site visits to asset portfolio to monitor asset and team performance. Manage the relationship with the insurance broker to ensure best coverage and pricing on renewals and timely processing of any claims. Work directly with COO to create Tableau dashboards for daily reporting. Investor Relations Serve as the first point of contact for investors to assist with asset level questions, permitted transfers, tax inquiries, etc. Assist with the creation and execution of marketing materials, including thought-leadership content, social media, press releases, and investor presentations. Work alongside CFO to develop a target list of potential investors including RIAs, Family Offices, etc. Coordinate investor meetings and calls, follow up on investor inquiries, and respond to due diligence requests. Assist with quarterly investor reporting including administration of investment management software (i.e. Juniper Square), preparation of capital account statements and investor distributions. Prepare and distribute investor communications, including quarterly reports and newsletters. Track and manage investor subscriptions and maintain investor databases. Stay up to date on industry trends, and communicate relevant news and information to investors. Qualifications Bachelor’s degree in finance, real estate, economics, or a related field. 1-3 years of experience (including relevant internships) in real estate private equity, investment banking, real estate finance, or a related field. Recent college graduates with exceptional internship experience may be considered. Proficiency in Microsoft Office Suite (Excel, PowerPoint, Word). Strong financial modeling and analytical skills. Familiarity with real estate databases (CoStar, RealPage) is a plus. Exceptional analytical skills with the ability to innovate and think creatively. Self-starter working in an entrepreneurial atmosphere. Travel up to 20% of the time.
