Laebon Rental Communities provides new and well maintained apartments and townhomes to residents of Central Alberta.

The Position:
The Floater is responsible for ensuring smooth Operations, Administration and Leasing of all Laebon Rental Communities’ properties in conjunction with the existing staff members. As Laebon Rental Communities expands, we are looking for a highly adaptable fast learner to “float” between positions as company needs require. This involves being present at the rental properties and interacting with tenants, scheduling and attending showings with prospective tenants, and performing administrative tasks with a high degree of detail. It is the Floater’s duty to anticipate, identify and perform tasks in various areas of company operations to keep the company functioning smoothly.
Key Duties and Responsibilities:
- Perform move in and out inspections
- Schedule contractors and maintenance staff to address work orders, maintain buildings and prepare suites
- Prepare, distribute and sign tenancy documentation including leases, statements, notices, letters and more
- Maintain tenant files ensuring that required documentation is present and organized
- Respond to leasing inquiries, schedule showings and foster leads into long term tenants
- Process rental applications and analyze credit checks
- Assist in all areas of company processes as circumstances merit
Requirements:
- Possess at least 2 years of relevant property management work experience.
- Conduct all business in accordance with company policies and procedures, municipal, provincial and federal laws
- Flexible to work normal work hours, on-call, weekends and any after-hours emergencies
- Must possess a valid driver’s license and a reliable vehicle to use at work.
- Must successfully complete a criminal record check and vulnerable sector check
The Floater must have an elevated ability to work flexibly in a fast-paced environment on a variety of tasks, redirecting quickly to the most important items at hand. Excellent time management skills, teamwork, attention to detail, and the ability to follow processes ensuring that legislative requirements are met are essential to this role.
The position is full time, 40 hours per week including weekends as circumstances warrant and on-call availability on rotation for emergencies.
