Unleash your talent and redefine what’s possible. Job Description: We are seeking an expert Forensic Delay Analyst to join our project controls and claims management team in Tabuk, KSA. In this role, you will be responsible for investigating, analyzing, and quantifying delays on mega-infrastructure and large-scale construction programs. You will utilize industry-standard forensic delay methodologies to determine root causes of project deviations, substantiate or defend Extension of Time (EoT) claims, and provide expert contractual and technical positioning. This role requires an analytical mind capable of reconstructing complex project histories using legacy data, scheduling software, and contemporary project records under the framework of Saudi procurement laws and international contract standards. What You'll Be Doing Forensic Delay Analysis: Perform detailed retrospective delay analyses utilizing standard methodologies (e.g., As-Planned vs. As-Built, Impacted As-Planned, Time Impact Analysis, and Collapsed As-Built) as outlined by the SCL (Society of Construction Law) Delay and Disruption Protocol or AACE International. Critical Path Methodology (CPM): Interrogate and analyze baseline schedules, monthly updates, and revised programs to track critical path drift, near-critical paths, and concurrent delays. Claims Substantiation & Defense: Prepare, review, and evaluate complex Extension of Time (EoT) claims and disruption submissions. Draft detailed forensic schedule analysis reports and formal position papers to defend the project against third-party claims or substantiate client claims. Chronology Reconstruction: Reconstruct historical project progress using incomplete or legacy data, including daily reports, meeting minutes, correspondence, and progress photos to build unassailable fact-based timelines. Risk & Mitigation Tracking: Collaborate with Project Controls and Construction Management teams to identify emerging schedule risks early, assessing their potential impact on milestone dates and recommending mitigation strategies. Dispute Resolution Support: Provide expert technical support to project leadership and legal counsel during commercial negotiations, mediations, arbitrations, or litigation processes. Stakeholder Presentation: Communicate highly complex technical delay concepts, metrics, and conclusions into clear, visually impactful presentations for executive management, legal teams, and client representatives. What Required Skills You''ll Bring Experience: Minimum of 10 years of direct experience in construction scheduling, project controls, and forensic delay analysis on mega-projects, high-value infrastructure, or urban development schemes. Regional Experience: Proven track record of working within Saudi Arabia (KSA) is essential. Direct experience navigating the operational realities, contractor dynamics, and environment of the Tabuk region (or major regional gigaprojects) is highly advantageous. Education: Bachelor’s degree in Civil Engineering, Construction Management, Quantity Surveying, or a highly related technical field. A post-graduate degree or diploma in Construction Law is a major plus. Certifications: Professional certification such as AACE-PSP (Planning & Scheduling Professional), AACE-CFCC (Certified Forensic Claims Consultant), or MRICS is highly preferred. Contractual Knowledge: Deep familiarity with FIDIC forms of contract and KSA Government Procurement Laws. Objectivity & Analytical Rigor: Ability to remain strictly objective, basing all delay allocations and quantum assessments on provable contractual mechanics and data records. Communication: Elite level written and verbal English communication skills, specifically in writing dense, precise, and legally defensive technical reports. Professional proficiency in Arabic is an asset.
