Description

We are a fast growing boutique Letting Agent based in Cambridge and surrounding areas, specialising in Houses of Multiple Occupation (HMOs) and more complicated lets. Due to the fast increase in the number of clients, properties and tenants that we manage, we are now looking for a full-time Lettings Manager/Property Manager to join our team immediately.
This is a hybrid role which combines the Lettings and Property Management elements.

Responsibilities

1. LETTINGS AND TENANCY MANAGEMENT (60% OF THE ROLE)

  • Edit, publish & manage rental adverts;
  • Book, conduct tenant viewings and interviews;
  • Dress and stage properties-to-let where necessary;
  • Carry out tenant reference/background checks;
  • Secure lets and progressing deals through to move-in;
  • Build strong relationships with landlords and tenants;
  • Produce lettings paperwork;
  • Book inventory checks;
  • Prepare properties prior to tenant move-in;
  • Protect and release tenant deposits;
  • Monitor letting stats;
  • Deal with tenancy related issues with tenants;
  • Liaise with landlords to report tenancy related matters;
  • Handle negotiations of renewal tenancy agreements and service of relevant notices including S8, S13, S21, S48.

2. PROPERTY MANAGEMENT (30% OF THE ROLE)

  • Carry out regular property inspections, generate reports and provide feedback to landlords;
  • Report maintenance issues to the Maintenance Team and/or instruct contractors to carry out repairs;
  • Book ad hoc property cleans;

3. PROJECT MANAGEMENT (10% OF THE ROLE)

  • Apply for property licences on behalf of landlords;
  • Help overseas clients with UK paperwork.
  • Oversea some contractors’ projects.
    In addition to the tasks described above, the job holder may be required to carry out other duties as may reasonably be required from time to time.
    You will need to have at least one year’s experience in lettings to apply for this role. We will provide plenty of training while you carry out the work. We are looking for someone that possesses:

  • A full UK driving licence and own car (essential)
    Job type:
  • Full-time. 40 hours per week. You are free to choose your own working hours generally, however you are expected to work in the late afternoons at least two days a week (eg 4-7pm) and 3-4 hours every Saturday to conduct viewings.
    Job location:
  • Field/home based. All our properties are based in Cambridge City.
  • You need to go to the properties to conduct viewings, but you can also work from home for Property Management / administrative work.
    Probation period:
  • 6 months.
    Salary:
  • £30,000 – £35,000 pa based on experience
    Report line:
  • Report directly to the company director
