Job Description: Full-Time Live-In Superintendent – Central New Jersey

QUALIFICATIONS:

• High SchoolDiploma
• Black Seal License within oneyear
• Minimum 5 years experience in work involving heating, air conditioning andmaintenance
• General knowledge of fire safety law
• Ability to analyze maintenance problems associated with buildings and grounds and follow prescribed procedures
• Ability to exercise sound judgment in all emergencies
• Excellent interpersonal skills
• Ability to maintain supplies and inventories
• Ability to deal with vendors in all aspects
• 2+ Years of experience in supervision of maintenance personnel
• Good record keeping and writingskills
• The ability to perform allduties
• Possesses NJ driver’slicense

ESSENTIAL FUNCTIONS:

Responsible for the day-to-day operation of the community. Grounds maintenance, basic electrical and carpentry skills a must! Job functions are listed below, but not limited to:

• Blind Installation
• Replace and Repair Faucets, Showerheads and Toilets
• Light Fixture Assembly
• Repair / paint walling, and repairs masonry, woodwork and furnishings
• Cabinet and Counter Installation
• Snow Removal
• Responsible for “turns”
• Implements and receives preventative maintenance
• Completes service requests submitted by tenants in a timely manner
• Preventive Maintenance and Inspections of grounds, trash and recycling removal and the cleaning of and dumpster areas.

ADDITIONALLY, RESPONSIBLE FOR THE FOLLOWING:

• Informs supervisor of any pertinent resident issues or concerns.
• Keeps equipment clean and in good working order.
• Strives to maintain a safe working environment through the prevention of accidents and the achievement of safe working practices
• Maintains a positive and professional demeanor toward residents, visitors, families, and co-workers.
• Adheres to all policies and procedures.
• Performs all other duties as assigned.

  Our apartment community has an immediate opening for the position of Full-Time Live-in Superintendent. This live-in position is responsible for the maintenance of our 230-unit apartment community located in Central New Jersey. Successful candidates will perform the necessary day-to-day maintenance and ordinary repairs to out residential apartments. Oversee general cleaning of the building and grounds and be capable of managing and working with contractors and venders to ensure that the scheduling and execution of apartment turns and renovations are executed in a timely and efficient fashion all while adhering to the direction from the Director of Maintenance.
