Job Title: General Manager, Sales & Marketing (Property Development) Role Overview The General Manager, Sales & Marketing is responsible for driving the commercial success of the Group’s property developments through an integrated approach to product, sales, and marketing. Beyond traditional sales and marketing, this role actively shapes product development and design decisions to ensure projects are differentiated, market-driven, and fully compliant with relevant regulations. The incumbent must have proven, hands-on experience in strategic marketing planning and execution, strong market research capabilities, a solid grasp of current property market conditions, and sound knowledge of Malaysian property laws and regulatory frameworks. Key Responsibilities Strategic Commercial & Project Planning Lead end-to-end commercial planning for new developments, from concept stage to post-launch performance. Define project positioning, target segments, and clear unique selling propositions (USPs). Develop integrated business plans including pricing structures, sales targets, and launch strategies. Incorporate real-time market intelligence and regulatory requirements into all planning activities. Product Development & Design Leadership Serve as the key commercial stakeholder in product development to ensure strong product–market fit. Work closely with architects and consultants on layouts, unit mix, and overall design concepts. Lead design review processes with a focus on functionality, buyer preferences, and differentiation. Ensure compliance with planning guidelines, building standards, and market expectations. Market Intelligence & Research Lead and actively participate in market research, competitor analysis, and feasibility studies. Monitor supply–demand dynamics, pricing trends, and buyer sentiment. Translate insights into actionable strategies for product, pricing, and marketing. Integrated Sales & Marketing Strategy Develop and execute holistic go-to-market strategies across the full project lifecycle. Align marketing plans with sales funnel performance and inventory movement. Plan and manage multi-channel campaigns, including digital platforms, on-ground activities, and agency networks. Digital Marketing Play an active, hands-on role in digital marketing strategy and execution (not purely supervisory). Oversee performance marketing (Meta, Google, property portals) with focus on lead quality and cost efficiency. Analyze campaign data, optimize funnels, and continuously improve conversion rates. Implement marketing automation, CRM integration, and data tracking to support better decision-making. Sales Forecasting, Pricing & Inventory Planning Develop realistic sales forecasts and absorption projections. Plan unit release strategies, pricing tiers, and promotional frameworks. Drive revenue optimization through dynamic pricing and targeted promotional strategies. Budgeting & ROI Optimization Develop and manage marketing budgets across project lifecycles. Ensure efficient allocation of resources with clear ROI tracking and reporting. Agency & Channel Management Lead and manage property agencies, internal sales teams, and channel partners. Structure incentive schemes and sales programs to drive performance. Expand local and international sales channels where appropriate. Regulatory Compliance & Governance Ensure all sales and marketing activities comply with Malaysian property laws and guidelines, including the Housing Development (Control and Licensing) Act 1966 (HDA), Strata Management Act, Real Property Gains Tax (RPGT) regulations, and Advertising Permit and Developer’s Licence (APDL) requirements. Work closely with Legal and Compliance teams to ensure adherence to all regulatory requirements. Provide input to product and planning teams to ensure developments meet statutory requirements. Cross-Functional Leadership Collaborate with Project, Design, Finance, Legal, and Customer Service teams. Align product, pricing, and launch strategies with construction progress, approvals, and handover timelines. Team Leadership & Culture Build, lead, and mentor a high-performance, market-driven sales and marketing team. Foster a culture of planning, accountability, continuous improvement, and innovation. Develop team capabilities in digital marketing, data analytics, and strategic execution. Requirements Bachelor’s degree in real estate, property management, business, marketing, or related fields. Registration as a valuer or real estate agent with BOVAEP is an advantage, but not mandatory. At least 15 years of experience in property development sales and marketing with reputable developers. Proven track record in successful project launches and strong sales performance. Demonstrated experience in product development collaboration and design review. In-depth understanding of Malaysian property market dynamics and buyer behaviour. Solid knowledge of relevant property laws and regulatory frameworks. Hands-on experience with digital marketing, analytics tools, and CRM systems. Strong leadership, analytical skills, and strategic thinking capability. Excellent communication and stakeholder management skills.
