Company Description We are looking for a senior leader to take full ownership of a large and complex residential real estate portfolio and to play a key role in shaping its future. As Head of Asset Management, you will be a core member of the local management team with a strong mandate to drive performance, value creation and transformation across the organization. This role offers a unique opportunity to lead a sizeable multidisciplinary team, influence strategic investment decisions and actively transform both the portfolio and the way the organization operates. You will work closely with Group stakeholders within a matrix structure, combining local accountability with international exposure. The position is on-site at our Ostrava headquarters and requires hands-on leadership presence. Job Description Key Responsibilities: Full accountability for portfolio performance, including NOI, value creation and total return Ownership of asset-level P&L, Capex planning and execution Strategic decision-making on investments, developments, divestments and portfolio transformation Development, review and approval of business cases, feasibility studies and investment proposals Leadership of a large, multidisciplinary organization (40+ employees) within a matrix structure Delivery of accurate and timely Group reporting and KPI management (AFFO, Capex, Yield on Cost, 5Y plans) Drive organizational and portfolio transformation, including process, structural and cultural change Ensure compliance with Group governance, risk framework and statutory requirements Active contribution to acquisitions, disposals and due diligence processes Qualifications Candidate Profile Senior leadership experience in real estate asset management and/or operations, ideally within residential real estate and large portfolios Strong financial expertise with hands-on responsibility for NOI, Capex, P&L, business cases and performance management Proven experience in multinational, matrix organizations and in leading transformation initiatives Fluent professional English (Czech required); ability and willingness to work primarily on-site in Ostrava (home office ad-hoc only) Advanced PC skills, including MS Office and Excel; Power BI knowledge is an advantage Additional Information What We Offer A key executive role with significant influence on portfolio performance, long-term value creation and strategic direction of the business Opportunity to lead a large organization and drive meaningful transformation, both operational and cultural, with strong support from Group Competitive annual bonus scheme reflecting both individual and company performance Company car available for business and private use Modern offices in the centre of Ostrava, supporting on-site leadership and collaboration Comprehensive benefits package including electronic meal vouchers and cafeteria system Professional, international working environment with direct exposure to Group leadership and decision-making High level of autonomy, trust and accountability, appropriate for a senior leadership position At Heimstaden, we believe diversity makes us stronger.
