Job Summary
Reporting to the Head of Residential, the Head of Asset Management (Residential) is responsible for the maximisation of net income and operational performance standards of the residential real estate portfolio in Australia, with accountability for property management, leasing, tenant relations and staffing.
Primary Responsibilities

Asset Management

  • Maximise asset values through the application of active asset management including strategic planning, budgeting, leasing, capital improvements, financing and support for acquisitions and dispositions.
  • In collaboration with the Development and Investment teams, develop and implement investment strategy and the business plan for each property. Approve the annual business plan of each property.
  • Ensure property operations are efficient, effective and in accordance with the approved business plans through the application of professional property management, leasing, marketing, financial and administrative standards.
  • Ensure the provision of high standards of quality and service in a consistent manner throughout the portfolio with the purpose of maximising tenant retention and long-term net income.
  • Manage a geographically dispersed portfolio across Australia to meet both income and capital gain objectives.
  • Manage relationships joint venture partners (both investor partners and operating partners) with an emphasis on client relations with third party investors, including regular joint venture meetings, presentations, and property tours.
  • Generate and deliver fund management, valuation committee and investor presentations.
  • Manage third party service providers including property, leasing, construction, and investment sales.

Leadership

  • Oversee the direction, organisation, staffing, compensation, training and leadership development of all staff within the portfolio.
  • Prepare and deliver presentations for internal and external stakeholders and investors.
  • Collaborate and build meaningful relationships with various internal stakeholder groups, including but not limited to acquisitions, development management, real estate debt, research teams, etc.
  • Maintain and strengthen relationships to ensure the successful execution of investment objectives within the context of the firm’s investment management agreements and policies.

Transactions

  • Participate in the selection of potential property purchases and sales.
  • Assist in the due diligence and transition of newly acquired assets.
  • Oversee the production of quarterly and annual asset management reports; prepare and present annual asset valuations and hold/sell recommendations.
