REQUIREMENTS:
· MTPI/ATPI qualified
· 5 years’ experience in Block Management
· Experience managing ‘Large & Complex’ developments
· A desire and drive to succeed
· High levels of emotional intelligence, with the ability to defuse conflict situations, finding a practical way to move forward
· Attention to details
· Ability to work under pressure to clear deadlines
· Full driving licence
· IT literacy
THE ROLE:
As the Head of Block Management, you will be leading the team as well as actively pursuing leads to increase our portfolio. You will also be responsible for a small portfolio of properties directly.
The Head of Block Management will have the overall responsibility to make sure all our Blocks meet the legal requirements.
You will receive all the support you need to grow and develop.
RESPONSIBILITIES:
· Manage a team of 4 Block Managers
· Be involved in new business tenders and presentations
· Ensure adherence to lease agreements by all parties, managing lease extensions and variations.
· Oversee the calculation, collection, and allocation of service charges, ensuring transparency and efficiency.
· Coordinate routine and emergency repairs, manage contractors, and ensure high standards of property upkeep.
· Conduct regular inspections and risk assessments to ensure properties meet all health and safety regulations.
· Prepare and manage annual budgets, provide financial reporting, and oversee reserve funds for long-term maintenance.
· Serve as the primary contact for leaseholders, addressing their queries, concerns, and disputes.
· Organise and lead annual general meetings, presenting financial and operational updates to leaseholders.
· Stay current with property-related laws and ensure compliance.
· Handle and mediate disputes, with a focus on resolution.
· Oversee projects, including managing Section 20 consultations and ensuring projects are completed within budget and on schedule.
· Provide excellent customer service and effective communication, ensuring leaseholders receive timely, clear, and helpful information.
