At x+why, we design and manage almost 400,000 sq ft of workspace, event and members clubs for over 5000 members. We bring together purpose led businesses, creatives, and change-makers who want to do well, whilst also doing good. As we continue to expand, we are looking for a Head of FP&A to build and lead the financial planning function that underpins our next stage of growth. This role is about more than just number crunching. You’ll shape how we understand performance, where we invest, how we scale, and what “good” looks like across our entire portfolio. You’ll work closely with Sales, Marketing, Operations, and the Executive team, translating data into stories, and stories into decisions. You’ll also have a unique opportunity to build the tools, models, and dashboards that will become the backbone of how the business plans, learns, and evolves. Role overview: Design and own the entire FP&A rhythm: from 3-statement models and long-range plans to sharp, insight-led board materials that shape investment and growth decisions. Build the toolkit that runs the portfolio: driver-based models, dashboards, and KPI frameworks that make occupancy, RevPAS/RevPSS, ARPU, churn, contribution margin, and EBITDA feel obvious and actionable to the business. Underwrite the future of the portfolio: evaluate new sites, lease structures, refurbishments, and fit outs, using NPV, IRR, WACC, and payback to decide where capital will work hardest. Turn data into commercial moves: partner with Sales and Marketing on go-to market optimisation for pricing, promotions, and channel strategy. Build a modern data and insight layer: connect property systems, CRM, booking engines, and access control into a coherent, self-service view of performance with smart alerts when something goes off track. You will be a thought partner to the Founders and COO. Someone who can walk a floor, read a P&L, and tell a compelling story about what to do next. Initially this will be a hands-on role, with scope to hire and develop a small team of high-caliber analysts as the portfolio grows. You have a knack for simplifying the complex: turning sensitivity analysis, Monte Carlo runs, and dense models into sharp recommendations the Executive Team can action. You will be able to demonstrate: A strong FP&A or commercial finance track record (around 10+ years) in operational real estate, banking, PE, hospitality or coworking. Deep modelling and analytics capability (Excel, BI, SQL, plus bonus points for Python/R and modern warehouses), paired with the judgment to know which numbers really matter. Comfort underwriting big decisions - leases, refurbishments, new sites, and standing behind your recommendations with logic and confidence. The communication skills to influence senior stakeholders, challenge constructively, and bring non-finance colleagues along with you on more complex topics. Why x+why?
