JOIN THE TEAM

We are seeking an exceptional Head of Leasing and Management to lead the leasing function across Australia and New Zealand for Kmart and Target, driving strategic negotiations, portfolio optimisation, and long-term network growth. You will work alongside senior executives, influence executive decisions, and lead a talented leasing team to deliver network growth and long-term portfolio value.
You will be responsible for the strategic leadership and execution of our network plan across a large and diverse portfolio of retail stores, distribution centres and customer fulfilment centres. Leading a geographically dispersed team, you will oversee the full leasing lifecycle—from site identification and acquisition through to renewals and exits—ensuring commercial outcomes that optimise occupancy costs, mitigate risk, and support business performance.
You will play a pivotal role in shaping and executing the company’s leasing strategy, building strong landlord relationships, and presenting high-value deals to the Kmart Group executive team. With frequent engagement across Property, Finance, Stores, and Operations, this role is both highly strategic and hands-on, requiring a leader who thrives in a dynamic, fast-paced environment.

Responsibilities

WHAT YOU’LL BE DOING

  • Lead and manage the leasing function across a large national portfolio, ensuring alignment to the network plan and long-term strategy.
  • Negotiate new leases, renewals, rent reviews, surrenders, and terminations to deliver optimal financial and operational outcomes.
  • Drive site acquisition and portfolio optimisation, ensuring new locations support network growth.
  • Build and sustain strong relationships with landlords, developers, legal counsel, and property stakeholders across Australia and New Zealand.
  • Partner with internal stakeholders to shape network strategy and provide robust commercial recommendations.
  • Present business cases and lease proposals to the executive team with clear, data-driven insights.
  • Mentor and develop a high-performing leasing team, fostering accountability, engagement, and succession planning.
  • Travel nationally and to New Zealand to assess opportunities, strengthen landlord rapport, and resolve local issues.

TO BE SUCCESSFUL IN THIS ROLE YOU’LL HAVE:

We are looking for an impressive leader with deep expertise in retail or commercial leasing and a strong record of negotiating complex, high-value deals. You bring:

  • 15+ years’ experience in retail or commercial leasing, including portfolio management across multiple regions.
  • Demonstrated success in strategic lease negotiations, portfolio optimisation, and network planning.
  • Strong commercial and financial acumen, with expertise in occupancy cost ratios, rent escalation models, and property performance metrics.
  • Extensive networks and relationships with landlords and developers across Australia and New Zealand.
  • Exceptional stakeholder management, communication, and influencing skills.
  • Solid understanding of leasing legislation, risk management, and compliance frameworks.
  • Inspiring and strong leadership capability, with a track record of building high-performing, geographically dispersed teams
