Description Position: Houseman Wage Class: Non-Exempt Reports to: Facilities Manager Department: Club Maintenance Summary: Oversees and executes the responsibilities associated with the upkeep of all buildings while tending to the general needs of building maintenance on various equipment and furniture. Requirements Essential Functions: · Performs general maintenance and repair work on plumbing, electrical, HVAC, carpentry, painting, appliances, refrigeration, and building systems. · Conducts routine inspections and preventive maintenance on heating, ventilation, air conditioning, fire alarm, and security systems to ensure proper operation. · Performs minor plumbing and electrical repairs (e.g., leaking faucets, clogged drains, replacing fixtures, repairing outlets). · Maintains the cleanliness, safety, and organization of all workshop and facilities areas. · Sets up and breaks down furniture, equipment, and spaces for weddings, parties, dinners, tournaments, and other club functions. · Cleans and maintains terraces, patios, windows, light fixtures, and other building exteriors; power washes terraces weekly during the season. · Provides delivery and pick up support for the kitchen and administrative departments (e.g., post office runs, member home deliveries). · Assists with maintenance and cleaning of locker rooms, restrooms, and service areas. · Paints and repairs of interior and exterior surfaces as needed. · Monitors and assists with outside contractor work to ensure quality and adherence to timelines. · Responds promptly to maintenance requests and emergencies, including participation in a rotating on-call schedule for nights and weekends. · Adheres to all safety procedures and OSHA standards, maintaining awareness and compliance to prevent hazards. Marginal / Additional Functions: · Assists housekeeping and other departments with cleaning and upkeep tasks when needed. · Participates in special projects and seasonal facility improvements. · Helps develop and maintain the facility’s preventive maintenance and resource management plans. · Makes cost estimates and recommendations for repairs, upgrades, and budgeting purposes. · Ensures all refuse and recycling are properly removed from club premises. Environmental Demands: 1. Exposure to extreme heat and bitter cold temperatures. 2. Exposure to various weather conditions. Intellectual Demands: · Education: High School Diploma or equivalent required; Trade School degree preferred. · Experience: 3–5 years in general maintenance, facilities, or related trade work. · Knowledge of plumbing, electrical, carpentry, HVAC, and general building systems. · Basic computer skills (Microsoft Word, Excel, Outlook, and Automated Building Systems preferred). · Ability to follow oral and written instructions, multitask, and adapt to changing priorities. · Organized, self-motivated, and proactive in both individual and team settings. Physical Demands: · Extended periods of standing, walking, and working on feet for 5–13 hours daily. · Regular bending, carrying, lifting (up to 50 lbs.), reaching, stretching, and stair climbing. · Ability to perform physically demanding work both indoors and outdoors. · Climbing ladders as needed potentially 25 feet and higher This job description does not reflect all the physical, intellectual, and environmental demands of the position, including equipment.
