POSITION SUMMARY:

HOW seeks a passionate individual to serve as Housing Locator and join us in ending homelessness in Chicago. This position actively seeks out, secures and maintains relationships with landlords, property managers and owners to ensure the successful placement of individuals and families experiencing homelessness into permanent and affordable housing solutions.

Duties & Responsibilities:

  • Works closely with the Intake Coordinator to quickly and successfully place individuals and families into units, meeting HOW’s occupancy and timeliness metrics.
  • Builds relationships with existing and new partners to support HOW’s work including landlords, property managers, owners and agencies.
  • Responsible for the housing intake process including completing the Housing Location Assessment Form, leasing packet, rent calculations and utility allowance determinations.
  • Negotiates all lease terms, deposits and move-in fees, according to the Fair Market Rent and Rent Reasonableness calculations.
  • Completes all pre-lease processes including unit inspections, lead paint eligibility determination and visual inspections, as needed.
  • Responsible for completing and filing all new client lease paperwork with the landlord/owner/PM, client and HOW staff.
  • Schedule clients move-ins with case manager and client and introduce client to unit and turnover keys.
  • Uploads all new client documentation to SharePoint and Yardi once move-in is completed.
  • Submit check requests for new leases.
  • Begins new tenant files including updated leases, unit inspections, rent reasonableness forms, rent calculations and personal information.
  • Maintains directory of housing contract compliance and provides weekly reporting on occupancy, vacancies and referrals.
  • Assists with monthly reports, lease generation and rent requests
  • Collects, enters and validates data in Yardi, company database
  • Acts as a liaison between the client and their new Housing Specialist, once the client has moved into the unit.
  • Provides instructions to clients regarding tenant rights and responsibilities
  • Assists with intake process for HOW’s affordable housing units, including completing both CHA and IHDA requirements.
  • Participates in all relevant weekly Asset Management Team meetings, and other meetings
  • Maintains knowledge of Housing First, Fair Housing, Trauma Informed Care, Harm Reduction, and Lead-Based Paint principles, and completes ongoing training as required.
  • Represents HOW with external partners and internal staff
  • Completes reporting requirements as needed and requested
  • Performs other duties as assigned

REQUIREMENTS:

  • Bachelor’s Degree or related field/equivalent experience
  • Minimum 2 years of experience in property/asset management field
  • Knowledge of homelessness and housing issues.
  • Knowledge of Chicago Landlord/Tenant Ordinance
  • Knowledge of Affordable Housing Practices (Housing First, Harm Reduction)
  • Comfortable working with diverse groups of people including Homeless population and LGBT
  • Excellent oral and written communication; exceptional organizational skills.
  • Great team player, and effectively builds relationships across departments.
  • Proficient in MS Office, specifically Excel, and data management systems such as Yardi Voyager.
    STARTING SALARY: Starting at $45,000 based on experience.
    WORK SCHEDULE: Full-time; regular business hours with some flexibility required. Up to 75% of time may be spent off site.

  • Able to lift a minimum of 25 lbs., and walk up and down stairs
  • Must possess valid driver’s license, reliable vehicle and proof of automobile insurance
  • Must pass applicable background tests
