Description The Housing Maintenance Technician is responsible for maintaining the safety, operation, and appearance of buildings, apartments, amenities, and grounds at assigned properties. This role ensures all facilities meet quality, safety, and compliance standards while providing courteous and professional service to residents. ESSENTIAL FUNCTIONS: 1. General Maintenance & Repairs · Respond to maintenance requests from tenants and staff, including plumbing, electrical, carpentry, and general repairs. · Perform routine inspections to ensure apartments and common areas meet safety and quality standards. 2. Painting & Surface Repairs · Paint and touch up interior and exterior surfaces, fixtures, community areas, and signage. · Prepare surfaces by cleaning, pressure washing, patching drywall/stucco, and applying caulk as needed. 3. Grounds & Common Area Care · Maintain cleanliness of property grounds, breezeways, sidewalks, and building exteriors. · Collect and dispose of trash, clean dumpster areas, and remove hazards or debris. · Clean and maintain common areas such as restrooms, laundry facilities, clubhouse, office, and mailbox areas. 4. Preventive Maintenance · Replace air filters, smoke detector batteries, and light bulbs. · Conduct regular property inspections to identify potential issues and hazards. 5. Unit Turnovers & Appliances · Assist with moving appliances and furniture. · Prepare vacated units by removing trash, discarded belongings, and performing repairs to ready them for new tenants. 6. Vendor & Contractor Support · Assist with coordinating and overseeing vendors/contractors performing specialized repairs (e.g., pest control, fire safety, HVAC service). · Provide unit access and confirm that contracted work is completed to standards. 7. Recordkeeping & Reporting · Complete work order logs, preventive maintenance checklists, and inspection forms accurately. · Document repairs and unit conditions in accordance with compliance and organizational requirements. 8. Resident Relations · Interact courteously and professionally with tenants when responding to service requests. · Communicate clearly about repair timelines and ensure issues are resolved satisfactorily. 9. Safety & Compliance · Report safety hazards, property damage, and supply needs to the supervisor. · Store and maintain tools, materials, and supplies properly. · Ensure work practices comply with OSHA standards, Fair Housing requirements, and applicable building codes. · Follow all Osceola Council on Aging policies and procedures, including disaster response duties. 10. On-Call & Special Projects · Participate in rotating on-call schedule for nights, weekends, and emergencies across properties. · Assist with special projects and disaster recovery efforts as assigned. OTHER RELATED FUNCTIONS: HOURS OF WORK: 40 hours scheduled where needed – office open 8:00 am to 5:00 pm, flex time with supervisor’s approval. May require some evening or weekend hours for special projects. Additionally, the employee must be able to work off-site at any of the locations in the Planning and Service Area. Requirements Education/Training: High School diploma or GED. Ability to read and write, carry out written and verbal instructions and complete required reports. Licensure/Certification: HVAC and/or EPA certification preferred. Valid Florida Driver’s License and reliable vehicle required. Experience: 1–2 years of experience in building maintenance, repairs, and cleaning procedures. Interpersonal Skills: Must have excellent interpersonal, communication and organizational skills and the ability to work with a wide variety of groups and individuals. Essential Technical/Motor Skills: Sufficient skills to be able to read and write effectively. Essential Mental Abilities: Knowledgeable and competent to perform all essential functions. Essential Sensory Requirements: Ability to visually and audibly perform all essential functions. Essential Physical requirements: Regular physical effort required performing mechanical repairs which is equivalent to continuously lifting or moving average weight material. Physical activity includes walking, squatting, bending, pushing, and climbing ladders as needed. Frequently lifts over 25 lbs. and up to 60 lbs. and occasionally lifts up to 150 lbs. with assistance for heavier activity such as moving appliances. Work Environment & Hazards: Exposure to paint, HVAC lubricants, coolants, and standard maintenance materials. May require evening or weekend hours for projects or emergencies. Must be able to work at multiple sites as needed.
