JOB DESCRIPTION:

We are seeking an experienced and proactive HQ Property Manager to oversee a portfolio of residential properties. The successful candidate will be responsible for ensuring high standards of property operations, maintenance, financial management, and stakeholder engagement across multiple sites.

REQUIREMENTS:

  • Diploma or Degree in Facilities Management, Building Services, Real Estate, or related field.
  • Minimum 3 - 5 years of relevant experience managing multiple residential, commercial and industrial properties.
  • Strong knowledge of BMSMA and local regulatory requirements.
  • Excellent communication, leadership, and stakeholder management skills.
  • Proficiency in property management systems and MS Office.Certifications such as FSM, Green Mark, or other relevant accreditations are an advantage.

Responsibilities
  • Oversee daily operations and performance of multiple properties (e.g., condominiums, industrial and commercial buildings)
  • Conduct regular site inspections and ensure compliance with safety, regulatory, and operational standards (e.g., BCA, SCDF, NEA).
  • Manage preventive and corrective maintenance activities across all properties, including building systems and M&E services.
  • Supervise and assess the performance of vendors (e.g., cleaning, security, landscaping, M&E contractors).
  • Prepare and manage annual operating budgets and capital expenditure (CAPEX); track financial reports and service charge collections.
  • Liaise with MCST councils, residents, and relevant authorities; handle feedback and attend AGMs/EGMs as required.
  • Lead and support site-level property management teams, ensuring adherence to SOPs and service standards.
  • Ensure all permits, licenses, insurance, and documentation are up to date and in compliance with audit and regulatory requirements.
  • Oversee A&A works and improvement projects, including contractor coordination, project timelines, and cost control.
  • Utilize property management systems for inspections, reporting, issue tracking, and performance monitoring.
  • Generate regular reports for senior management on operational KPIs, financials, and project updates.
