Description As an HVAC Certified Property Maintenance Technician, you will play a vital role in ensuring the proper functioning and maintenance of heating, ventilation, and air conditioning (HVAC) systems within multi family residential properties. Your expertise in HVAC systems will be essential in maintaining comfortable and safe indoor environments for occupants. In addition to HVAC duties, you will also perform general maintenance tasks to ensure overall property functionality and appearance. Requirements Key Responsibilities: Inspect, troubleshoot, and repair HVAC systems, including but not limited to, furnaces, air conditioners, heat pumps, boilers, and ventilation systems, to ensure optimal performance and energy efficiency. Perform preventive maintenance on HVAC equipment according to manufacturer specifications and industry best practices, including cleaning coils, replacing filters, lubricating moving parts, and checking refrigerant levels. Respond promptly to HVAC-related maintenance requests from property managers or tenants and prioritize tasks based on urgency and importance. Diagnose HVAC system malfunctions using diagnostic tools and equipment and determine the appropriate course of action for repairs or replacements. Install new HVAC equipment and components as needed, ensuring compliance with building codes and regulations. Assist with the installation and maintenance of other building systems and equipment, such as plumbing, electrical, and mechanical systems. Conduct regular inspections of properties to identify maintenance needs and address issues proactively. Maintain accurate records of HVAC maintenance activities, including work orders, inspections, and repairs, using maintenance management software or other designated systems. Communicate effectively with property managers, tenants, and colleagues to ensure that HVAC-related maintenance issues are addressed promptly and professionally. Adhere to safety protocols and regulations while performing HVAC maintenance activities and use appropriate personal protective equipment (PPE) as required. Qualifications: High school diploma or equivalent; completion of an HVAC certification program or apprenticeship is required. Valid HVAC technician certification from a recognized accrediting body. Proven experience in HVAC maintenance and repair, with a strong understanding of HVAC systems and components. Proficiency in using HVAC diagnostic tools and equipment to troubleshoot system malfunctions. Ability to interpret technical manuals, schematics, and blueprints related to HVAC systems. Strong problem-solving skills and the ability to work independently to diagnose and resolve HVAC issues. Excellent communication skills and the ability to interact professionally with property managers, tenants, and vendors. Physical stamina and the ability to lift heavy objects, climb ladders, and work in various weather conditions. Valid driver's license and reliable transportation.
