Job Title: HVAC Technician FLSA Exemption Status: Non-Exempt Classification Group: Custodial, Maintenance, Grounds, and Carpentry Supervising Position: Manager or designee Pay Plan: Custodial, Maintenance, Grounds, and Carpentry Pay Range: Range 14 Last Updated: 4/29/2024 Pay Information Benefits Information JOB SUMMARY: Completes repairs and preventative maintenance for all heating, ventilation and cooling equipment, including lubrication, changing filters, cleaning coils and adjustment of dampers and controls. Executes boiler maintenance, including combustion monitoring, adjustment of air/fuel ratios, water treatment, inspection, calibration and repair of all equipment and controls. ESSENTIAL DUTIES AND RESPONSIBILITIES: The subsequent duties outline the fundamental operations of the position and exemplify the nature of the tasks carried out. Inspects, adjusts and repairs all HVAC systems and associated equipment. Daily 30% 2. Maintains preventative maintenance programs, including water treatment, in assigned facilities and completes proper documentation. Daily 25% 3. Troubleshoots and repairs temperature control systems, including Direct Digital Control and electric. Daily 10% 4. Maintains energy program as defined by HVAC department to maximize savings and comfort. Daily 5% 5. Completes work orders and requests as assigned. Maintains daily work log. Daily 5% 6. Maintains vehicle and work areas in a clean and neat condition at all times and shares in mandatory participation of the on-call for department. Weekly 5% 7. Assists with light maintenance including electrical troubleshooting and minor repairs. Weekly 5% 8. Installs equipment and ductwork for modification of heating and cooling systems. Monthly 5% 9. Maintains updated drawings and other documentation in assigned facilities. Annually 5% 10. Perform other duties as assigned or requested. Daily 5% TOTAL 100% REPORTING RELATIONSHIPS: This job has no direct supervisory responsibilities. MINIMUM QUALIFICATIONS: The minimum prerequisites of formal education, professional work experience, certifications, licenses, endorsements, designations, trainings, and other criteria that a candidate must fulfill to be considered for a position. It is essential that certifications, licenses, endorsements, designations, and trainings are fulfilled, valid, and not expired. Criminal background check and fingerprinting required High School Equivalency (HSE) diploma One (1) year of heating, ventilation, and air conditioning (HVAC) and building automation systems (BAS)/building management system (BMS)/direct digital control (DDC) systems experience Universal EPA/CFC certification within six (6) months of employment Completion of on-site DDC Training 101 within six (6) months of employment Completion of CPO training and certification within six (6) months of employment.
