General Position Summary:
This position is responsible for overall accounting and financial reporting for a portfolio of identified properties or projects. The assigned responsibilities may include multiple legal entities or complex consolidation issues. Responsibilities include financial statement preparation, operations analysis, budget development, forecasting and other support as required by the Real Estate Manager or Controller/Assistant Controller. Reporting methods include GAAP and Cash basis of accounting.
Essential Functions/Major Responsibilities:
Reporting:
- Record and analyze activities accurately and timely for GAAP reporting, cash reporting and management reporting.
- Prepare monthly job cost reports, including tracking and analyzing costs to budget and preparing variance report for development projects or significant improvements; adjust budget as needed, with input from Investment Manager.
- Prepare financial portion of monthly reporting package for assigned portfolio including analysis of year-to-date variances on cash and GAAP basis and cash flow forecasting as needed.
- Prepare monthly eliminations for the consolidated financial statements as needed.
- Prepare loan compliance reporting as required.
- Prepare monthly and quarterly state and local tax returns.
- Coordinate annual personal property filings for assigned portfolio.
Cash:
- Monitor daily cash activity in all assigned bank accounts.
- Prepare as needed capital calls and loan draws for review by asset/ development teams and accounting management.
- Prepare for Real Estate Manager review, a monthly calculation of distributable cash. Once approved submit to accounting management.
- Prepare and record journal entries to accurately reflect all cash and accrual activity.
- Maintain the cash, accrual, and depreciation on Yardi fixed assets module.
Budgets:
- Assist in budget preparation.
Analysis:
- Prepare and maintain balance sheet reconciliations.
- Prepare additional financial analysis required for the portfolio. Reconciliations for tenants/vendors.
- Assist Real Estate Manager in preparation and reconciliation of recovery billings and monthly billing estimates at least quarterly.
Additional:
- Assist asset team with preparation of miscellaneous billings and account adjustments and perform collection tasks when necessary. Assist in review of tenant lease input and recurring billing report.
- Process, code, research and approve invoices for each project or property.
- General understanding of certain legal documents (leases, property management agreements, purchase and sale agreements, etc).
- Other duties as assigned.
Requirements:
Education and Experience:
- This position requires a four-year degree in accounting or a related field, or equivalent combination of education and experience, plus a minimum of three to four years of relevant experience.
- General real estate knowledge would be preferred but not required.
- Experience in corporate accounting including consolidations and eliminations is preferred.
- Strong accounting skills and knowledge of GAAP and Cash accounting required.
- Experience with Yardi is a plus.

Please note that the salary information shown below is a general guideline only. Salaries are based upon candidate experience and qualifications, as well as market and business considerations.
- Salary: $85,000 - $95,000 Annually - This position is eligible for up to a 10% bonus opportunity based on individual and company performance.
