Job Description Key Responsibilities and Tasks Deal Screening & Opportunity Assessment o Identify and evaluate distressed or special situation real estate opportunities across European jurisdictions (e.g., UK, Ireland, Spain, Portugal, Italy, CEE). o Review property-level and loan-level documentation, including valuation reports, lease summaries, and debt instruments. o Assess underlying asset quality, capital structure, and potential recovery or restructuring pathways. o Prepare short-form screening notes summarizing key metrics, risks, and recommended next steps. Financial Modelling & Valuation o Build detailed cash flow, DCF, and capital structure models for direct assets, loan portfolios, and structured vehicles (SPVs, NPLs). o Model various acquisition, restructuring, and exit scenarios, including foreclosure, enforcement, or recapitalization. o Conduct sensitivity, break-even, and IRR analyses to support investment committee decisions. o Assist in asset-level valuation reconciliations and mark-to-market updates. Market & Counterparty Research o Conduct European real estate market research, tracking price movements, rent trends, and comparable transactions. o Research counterparties (borrowers, servicers, lenders) and identify relevant litigation or enforcement activity. o Maintain databases of distressed sales, loan transfers, and judicial auctions. o Support macro-level analysis of European credit and property market conditions. Transaction Execution Support o Assist with due diligence coordination, including data room organization, document summaries, and external advisor management. o Prepare and update investment committee materials, including sensitivity tables, recovery scenarios, and SWOT summaries. o Support negotiations and deal structuring by providing analytical input on pricing, covenants, and exit planning. Portfolio Monitoring & Reporting o Track active investments, asset management updates, and cash flow performance. o Maintain internal deal pipeline and performance dashboards. o Prepare quarterly investor and management reports, highlighting progress, valuation changes, and key issues. Exit & Recovery Strategy Support o Assist in analysing exit pathways, including refinancing, portfolio sales, or enforcement outcomes. o Develop and update exit timing and proceeds models for different asset classes and jurisdictions. o Support asset recovery processes by coordinating valuation inputs and legal updates. Key competencies for position and level Customer focus Communicates effectively Develops talent Directs work Collaborates Key behaviours we expect to see In addition to demonstrating our Group Values (Authentic, Bold, and Collaborative), the role holder will be expected to demonstrate the following: Accuracy Attention to detail Collaboration Organisation Proactivity Relationship building Taking ownership Analytical skills Positivity Approachability Qualifications Education / professional qualifications Bachelor’s degree in Finance, Real Estate, Economics, or Accounting (postgraduate qualification or CFA/CA beneficial) Background experience 2–4 years’ experience in real estate investment, distressed debt, or special situations analysis —preferably in European markets, but not exclusive. Technical Proven ability to build and interpret complex financial models (Excel essential; Power BI or Python a plus). Understanding of European (preferred but not required) property markets, loan enforcement regimes, and valuation methodologies. Strong analytical writing, attention to detail, and ability to work with legal and asset management teams. Confident communicator with the ability to synthesize complex technical material into concise written output. Experience supporting cross-border or offshore investment teams desirable. Computer / program knowledge Advanced level of capability of the MS Office suite, Word & Excel Languages Strong professional English required; additional European language (Spanish, Italian, German, or French) advantageous. Responsibilities
The Investment Analyst will identify and evaluate distressed real estate opportunities across Europe, prepare screening notes, and build financial models. They will also support transaction execution, portfolio monitoring, and exit strategy analysis.
