We have been designated a Great Place to Work for six consecutive years, and many of our locations have been awarded as Best and Brightest.   Compensation: $25.00 hourly; direct experience highly considered Employment Type: Full Time Work Location: Graeagle Meadows HOA - 6984 Hwy 89, Portola, CA   Essential Duties and Responsibilities * Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings does not deteriorate. * Perform maintenance tasks such as carpentry, painting, plumbing, and electrical repairs to ensure that the building is properly maintained. * Clean and repair building fixtures, including lights, locks, windows, doors, screens, walls, floors, gutters, and drains. * Operate and perform routine maintenance and repairs on systems & equipment as needed. * Handle basic preventative and corrective maintenance tasks. * Keep the grounds in a clean and attractive manner. * Monitor the upkeep and maintenance of the landscaping and grounds daily. * Cleans sidewalks and disposes of debris and trash properly. * Assist other staff with larger maintenance repairs or projects. * Snow removal. Snow Plow / Skid Steer – Training and Insurance * The Association is fully insured for any liability or property damage related to employees operating the snow plow or skid steer. * All employees operating this equipment—including the installation and hook-up of the equipment to vehicles—are properly trained and experienced in snow clearing and removal. Other Duties and Responsibilities * Maintain company-issued vehicle (routine PMs, oil changes, etc.) * Other duties as assigned. Qualifications Knowledge and Skills * Must be able to communicate effectively with internal and external customers and clients * Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.) * Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) * Knowledge of OSHA worksite and personal safety requirements. * Knowledge of State or local governmental safety requirements. * Professional communication skills (phone, interpersonal, written, verbal, etc.). * Professional customer service skills. * Interpretation and completion of verbal and/or written instructions at a proficient level. * Knowledge of company policies, procedures and forms. * Time management and time critical prioritization skills. * Self-motivated, proactive, detail oriented and a team player. * May be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.) * Valid Driver's License required.   Physical Demands * Ability to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft. * Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports) * Must be able to operate a vehicle from one location to another (do they sign anything?) * Must be able to lift and carry up to 50 pounds on a frequent basis. * Must be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb. * Must be able to use hands and fingers to input data to information system; and talk or hear in order to gather and provide information on departmental processes.   Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Education and Experience * High School Diploma or GED Required * 3 -- 5 years of directly related or closely related experience   Travel Requirements * Travel may be required (no overnights)   Working Conditions: * Typical outside work environment year-round (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools), exposure to elements like rain, heat or cold. * Overtime may-be required (on-call rotation)
