Description
Strategic * Develop an in-depth understanding of the regional by-laws, DCR and other regulatory frameworks and ensure that on an overall basis regulatory related delays are minimized * Participate in value engineering initiatives to monitor cost after each stage of design * Responsible for timely deliverables of drawings / information to Marketing team & Site team. * Conduct a joint preliminary site visit for project acquisition and generate a preliminary filter * Carry out Test Fit / feasibility drawings with preliminary design requirements, area diagram and calculations and make adjustments in accordance with feedback received from marketing and budgeting teams * Prepare revised test fit in accordance with feedback received from Product Development Task Force and prepare a developability report * Coordinate with subject matter experts to incorporate various inputs * To ensure all the drawings / documents / information are uploaded in BIM. * Prepare and circulate a Requirement for proposal (RFP) to external agencies and generate a note for record for internal circulation * Evaluate Report received from external agencies, incorporate alterations and present to internal team * Prepare Architectural brief based on the marketing brief received and circulate the same to external agencies * Conduct a joint site visit with consultants and receive site study report * Receive concept lay-out from external architects and present it to budgeting and marketing team in Concept Development Task Force * Prepare MOM from Concept Development Task Force and circulate it internally  * Assist in finalization of concept within timelines and in conducting of  workshop to present the final concept to all departments * Coordinate to get sign off on the concept deck from all stake holders. * Assist in conducting Concept Development Task Force to generate project schemes  * Generate a schematic document and circulate to Project Management Group, budgeting, Marketing & Sales, procurement, Business Development teams for approval * Develop an area statement * Assist in conducting a workshop for all consultants and departments on-site   * Ensure completion of the stage within timelines * Create content for all marketing collateral * To upload the drawings / information in BIM server. * Track & monitor preparation of final working drawings/construction drawings by consultants & structural design prepared by external consultant  * Ensure that the construction drawings and structural drawing are in sync with each other * Share the design development package with international consultants for review and feedback at different phases of completion * Assist in conducting Concept Development Task Force for selection of materials * Visit vendors and select samples with Procurement team * Make a specification sheet and circulate to relevant departments for sign off * Issue the drawings to site and upload the drawings in BIM server * Check the plines in Autocad to arrive at the carpet areas and sale areas. * Check the sale plans and sale areas before submitting to sales team & RERA portal. * To check the BOQ, technical specification and tender drawings before sending to the procurement team * To coordinate with cost consultants and internal stake holders to close the package   Operational Due Diligence Stage    Concept Development Stage   Schematic Stage   Design Development   Sales & RERA collaterals   Tender deliverables   GFC Drawings * Prepare final GFC drawings and production drawings in close coordination with Regional Design Managers * Assist in conducting GFC workshops to ensure thorough review of the GFC drawings, alignment of all departments and obtaining necessary signoffs * Monitoring & documentation. * To ensure that all the queries of the site team are resolved by the consultants. * To be prompt in escalations and follow ups to avoid delays in deliverables. * To understand the site intricacies and to revert with solutions to suit site conditions. * Provide support to the Regional Design teams and Project Management teams as and when required and help in resolution of  design related issues * To deal with both base building & interiors / fit out for the projects. * To ensure timely deliverables from consultants * To update status related to internal audits & compliance. * Keep a track of design budgets & timelines * Accurate documentation * To review invoices & contract agreements for consultants * To prepare presentation / reports / documentation etc for the projects. * Review of design and area statement & tender documents at every stage of project. * Review and coordination with all design consultants like architects, structural consultant, landscape, MEP, infrastructure, etc * To attend and Conducting weekly design review meetings with consultants. * To attend meetings with statutory consultants & authorities and forward the inputs to external consultants. * To check the survey boundaries and extents. * To upload the inventory list for carparking and sale areas in internal portal. * Quick turn around time for all tasks is utmost priority. * To upgrade the drawings received from consultants and make it presentable to be sent to management. * Ensure feedback from past/ongoing projects is incorporated into future projects * Keep abreast with respect to competitor design both on an overall and regional basis and ensure that the Brand is one step ahead of the curve * Having positive attitude and ability to work as a team.   Site coordination Others   Developmental Internal & External Interactions Internal:  Business Development, Marketing & Sales, Project Management Group, Procurement & Contracts External:  Architects, Consultants,  Vendors, Contractors, Statutory authorities.    Education & Experience Requirement: * Minimum Bachelors of Architecture degree * Good communication skills * 5-7 years of experience in design management * Ability to understand the internal & external customer requirements. * Good knowledge of the regulatory framework of the top 8 cities is preferred * Thorough knowledge of minimum softwares like Autocad, Revit, BIM, Google sketchup, MS office, Photoshop * Prior experience of working on IGBC/LEED/ GRIHA projects is required    
Responsibilities
The role is responsible for end-to-end design management for assigned projects, covering everything from concept development through to GFC drawings, ensuring regulatory compliance and timely deliverables to marketing and site teams. This includes coordinating with external agencies, subject matter experts, and internal stakeholders to finalize designs, manage documentation in BIM, and oversee consultant performance.
