POSITION OVERVIEW:

This role provides essential support to the Vice President of Land Acquisition and the Due Diligence Manager in all aspects of land acquisition. Responsibilities include conducting market research, preparing financial and competitive analysis reports, and assisting with the creation of feasibility documents ("Green Books") and other materials for executive review and approval. The position requires collaboration across departments to ensure smooth project execution and informed decision-making.

Responsibilities
  • Land Pipeline Management:

Assist in updating land pipeline reports for each county or region within the designated area.

  • Market Analysis:

Gain a comprehensive understanding of the market landscape, including competitor activities, house types/sizes, price ranges, and sales absorption rates for each county in the region.

  • Land Deal Evaluation:

Evaluate land acquisition opportunities, collaborating with Division Management to determine optimal pricing, product offerings, house costs, and deal structures to maximize profitability.

  • Underwriting Support:

Contribute to the underwriting process by preparing competitive market analysis studies, financial reports (such as proforma assumptions, profit and loss statements, cash flow projections, ROI calculations, etc.), and other documentation needed for land acquisition opportunities.

  • Green Book Preparation:

Assist senior management in preparing Green Books, including executive summaries, marketing summaries, area maps, aerial photos, competitive land market analysis, demographic insights, financial narratives, pricing proformas, community P&L statements, and cash flow projections, for corporate submission.

  • Closing Approvals and Wire Requests:

Work closely with the Division team to prepare monthly closing approvals and wire transfer requests.

  • File and System Management:

Oversee the management of files and systems essential to the land department’s operations.

  • Additional Responsibilities:

Perform any other tasks as assigned by management to support the team and department’s objectives.

Job Type: Full-time
Pay: $90,000.00 - $105,000.00 per year
