Land Development Assistant Project Manager Position Overview The Land Development Site Specialist serves as Keystone Custom Homes’ primary field presence across active land development projects in the greater Charlotte, NC and Greenville, SC market. This role is responsible for jurisdictional inspection representation, contractor and inspector coordination, technical documentation, erosion control compliance monitoring, and proactive issue identification. The ideal candidate brings hands-on land development or civil construction experience, comfort working independently across multiple sites, and strong communication skills to keep the development team informed and projects on track. Key Responsibilities Field Presence & Inspections * Visit active development sites throughout the Charlotte metro area to serve as the "eyes and ears" of the development team—identifying, documenting, and escalating issues before they cause delays or cost overruns. * Attend jurisdictional inspections in person to represent KCH and ensure compliance with project specific municipalities, State and other applicable regulatory standards. * Act as the liaison between contractors, inspectors, and engineers—particularly when challenges arise with inspection scheduling, inspector access, or field communication. * Obtain and maintain a current contact list (name, phone, email) for each active community, including general contractors, foremen, superintendents, subcontractors, utility contractors, jurisdictional inspectors, and any adjacent property owners directly impacted by development activity. * Review weekly erosion control reports from third-party inspectors; coordinate with the responsible party to ensure timely remediation; document conditions and corrective actions via video. Reporting & Documentation * Create and submit detailed weekly site reports using the KCH reporting template for each active project. * Document completed contractor work across all active projects to support invoice cross-referencing and billing accuracy. * Summarize site visit findings and communicate progress updates clearly to the Director of Land Development and other internal stakeholders in a timely manner. Technical Knowledge & Plan Interpretation * Read and interpret civil construction documents and land development plans to verify that field work aligns with approved designs. * Identify construction deviations, omissions, or work that conflicts with approved plans; escalate concerns proactively before issues compound. * Apply working knowledge of site development—grading, drainage, utilities, road construction—to anticipate and intercept field issues. Technology & Reporting Tools * Competence using Microsoft Suite tools, as well as other file readers, reporting technology, and ability to learn ERP system, KeyChoices (technology will be provided) * Use company-provided video documentation software to create narrated field reports with verbal descriptions of site conditions and issues observed. * Use Bluebeam (license provided by KCH IT) to open, review, and annotate construction document PDFs. * Coordinate printing of full-size construction documents at KCH’s approved reprographics vendor (billed to KCH account). Scheduling & Availability * Rotate between active job sites based on project priority and inspection schedules; expected to manage time independently and efficiently across multiple simultaneous projects; Coordinate weekly schedules with the Director of Land Development; communicate proactively when conflicts arise that affect planned site coverage. * Remain responsive to short-notice inspection scheduling and evolving field conditions—jurisdictional inspection windows are often determined by contractors and inspectors on short timelines. Backup support from the Director is available when genuine conflicts prevent attendance. * Operating hours align with active project and inspection times; field presence during standard business hours is the norm, with occasional flexibility needed based on inspector or contractor availability. Required Field Equipment The following equipment must be present during all site visits. KCH will provide or reimburse for required personal protective equipment (PPE); personal items should meet ANSI/OSHA standards: * Hard hat (ANSI Z89.1 compliant) * High-visibility safety vest (ANSI Class 2 or higher) * Steel-toed boots (ASTM F2413 compliant) * Measuring wheel * Engineer’s scale/ruler * Charged mobile phone with KCH-required applications installed PPE: Required personal protective equipment (hard hat, safety vest) will be provided by KCH or reimbursed upon purchase of approved items. Qualifications * +5 years of experience in land development, civil construction, site inspection, or a closely related field. * Demonstrated ability to read and interpret civil construction documents, site plans, grading plans, and utility drawings. * Proficiency with Microsoft Office (Word, Excel, Outlook) and comfort learning company-specific field documentation and reporting tools. * Strong written and verbal communication skills; ability to produce clear, accurate field reports and communicate effectively with contractors, inspectors, and internal staff. * Proactive problem-solver with a detail-oriented, documentation-first approach to field observation. * Comfortable working independently, managing a flexible schedule, and making sound judgment calls in the field without constant supervision. * Valid driver’s license and reliable personal transportation* required; ability to travel between multiple Charlotte-area development sites regularly. *please note: personal transportation will need to access sites under construction where roads may not be paved. In other words, your vehicle will be subject to off road conditions. Preferred Qualifications * Familiarity with Charlotte-area land development jurisdictions: Mecklenburg County Land Use & Environmental Services, Union County Planning & Zoning, NCDOT permitting, and NCDEQ stormwater/erosion control requirements. Exposure/experience with SC municipalities and State regulations would also be a plus. * NC Erosion Control “Qualified Person” (QP) certification (NCDEQ), or willingness to obtain within 90 days of hire. * OSHA 10-Hour Construction certification, or willingness to obtain. * FAA drone license, or willingness to obtain. * Experience reviewing erosion and sediment control plans and coordinating NPDES compliance on active construction sites. * Familiarity with Bluebeam Revu or similar PDF plan review software. The physical demands described below are representative of those required to perform the essential functions of this role.
