Job Summary
The Land Surveyor is responsible for carrying out accurate land and construction surveys to support high-rise building and villa projects. The role involves determining property boundaries, elevations, alignments, and site conditions to ensure construction activities are executed strictly in accordance with approved drawings, site plans, and applicable regulations. The position plays a critical role in site layout, setting out, and verification throughout the construction lifecycle.
Key Responsibilities
- Conduct boundary, topographic, and control surveys to establish accurate property lines and site data.
- Perform site layout, setting out, and staking works for buildings, villas, roads, and utility services.
- Interpret approved drawings and translate them accurately onto site.
- Operate and maintain surveying instruments including total stations, GPS equipment, and levels.
- Carry out as-built surveys and prepare final survey records for project closeout and handover.
- Identify and resolve discrepancies between design drawings and actual site conditions.
- Monitor land movement, structural settlement, and alignment where required during construction.
- Prepare, update, and maintain survey sketches, maps, reports, and related documentation.
- Ensure surveying activities comply with applicable legal requirements, project specifications, and safety standards.
- Coordinate closely with site engineers, project teams, and contractors to support smooth execution of works.
Desired Candidate Profile
- Diploma in Civil Engineering, Surveying, or a related discipline.
- 8+ years of relevant experience in construction projects such as high-rise buildings and villas.
- Strong knowledge of local construction practices, site procedures, and regulatory requirements.
- Proficient in the use of modern surveying instruments and tools.
- Well versed in AutoCAD.
- High level of accuracy, attention to detail, and reliability in measurements and reporting.
- Good communication skills with the ability to work effectively within multidisciplinary site teams.
- Physical capability to work in outdoor site conditions and varied terrain.
- Demonstrated leadership, coordination, and problem-solving skills on active construction sites.

- The Surveyor must have relevant technical qualification and must have not less than 7 years of experience in survey works with modern instruments in works related to infrastructure works.
- He must know all areas in the Emirate of Dubai and have thoughtful knowledge of existing infrastructure networks in the Emirates of Dubai.
- Experience of inspection / supervising of project activities / works. experienced in Total Station and their associated software.
- Computer literate with working knowledge of AutoCAD and other related software.

Responsibilities
Our newest opportunity is for a talented Land Surveyor to join our team based in Abu Dhabi, United Arab Emirates. We envisage success in this role to include:
- Attending requests for inspection for all survey and setting out based work on a daily basis, ensuring that all works are validated on site.
- Checking the contractor s drawings and site operations in relation to required survey checks and reviews.
- Preparing daily project reports (written and photographic) on progress of the works for survey related matters.
- Reviewing and commenting on shop drawings for setting out accuracy and identify any existing areas which may be affected by the proposed road construction works.
- Assisting the Senior Land Surveyor to address key stakeholder queries in relation to the orientation of the proposed works as required.
- Continually monitoring the works to ensure the contractor complies with his agreed site safety policies and proposed methods of working and where necessary prohibit continuation of unsafe execution of works by the Contractor.
- Ensuring that any safety concerns are reported to the site management team and relevant safety officers.
- Attending periodical technical, safety, quality and progress meetings as and when required.
- Constantly reviewing the contractors ongoing and scheduled work to ensure that potential issues are identified and raised prior to causing an impact on the progress of the works on site.
Desired Candidate Profile
To be successful in this role, we envision that you will bring a minimum of 10 years work experience partnered with a Diploma or Bachelor Degree in Surveying or equivalent.
Other requirements:
- Strong consultancy, PMC or supervision consultant experience preferred.
- Experience working on luxury residential, waterfront, hospitality, mixed-use or large-scale developments.
