SUMMARY

The position supports the management team and is responsible for the planning, implementing, coordinating, supervising and/or the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client.

EDUCATION

· Vocational/technical training certificate or college degree in related discipline preferred.
· Minimum of 4 years of related work experience in a commercial property setting or any similar combination of education and experience.

KNOWLEDGE AND SKILLS

  • Experience in knowledge and operation of mechanical, electrical, fire/life safety and plumbing systems.
  • Knowledgeable in energy management systems and operations.
  • Excellent interpersonal skills in dealing with clients and vendors.
  • Basic computer skills in Outlook, Word, Excel and proficiency in use of smartphone.

PHYSICAL WORK REQUIREMENTS

  • Ability to lift up to 50 lbs., climb ladders, operate machinery, and access rooftops and mechanical areas.
  • Capable of standing, walking, stooping, and working in varied physical conditions for extended periods.
  • Ability to read and understand information presented orally and in writing.
Responsibilities
  • Manage operational accounts for the facility as required and assists in development of operating and capital budgets.
  • Monitor, operate, and maintain HVAC, electrical, plumbing, and fire protection systems to ensure efficient and uninterrupted building operations.
  • Recommend and implement improvements for preventative maintenance programs on an ongoing basis.
  • May assist in solicitation and acquisition of new service contracts.
  • May supervise Building Engineers and maintenance staff including training and personnel development.
  • Perform routine repairs, including doors, ceilings, floors, locks, drywall, painting, and minor carpentry tasks.
  • Conduct preventative maintenance such as changing HVAC filters, greasing motors, replacing lamps, inspecting and adjusting belts, and replacing motor bearings per manufacturer or municipal requirements.
  • Respond promptly to tenant service requests, emergencies (fire, evacuation, equipment failure, water loss, etc.), and ensure issues are resolved efficiently while maintaining a high level of customer service.
  • Participate in and coordinate tenant improvement projects, space modifications, and minor construction and system upgrades.
  • Utilize a Building Management System (BMS) to monitor and optimize energy efficiency and system performance.
  • Maintain compliance with all local, state, and federal regulations, including OSHA safety protocols and environmental guidelines.
  • Maintain accurate logs, records, and reports on maintenance activities, system performance, and incident resolutions.
  • Ensure adherence to workplace safety policies and participate in emergency response planning and execution.
  • Act as a point of contact, providing information and wayfinding for the facility, services, and activities.
  • Perform additional duties as assigned by management to ensure seamless building operations.
