Position Purpose The Lead Maintenance Technician’s responsibility is to maintain a luxurious appearance of each community while providing excellent customer service and repairing and executing resident service requests. You will perform maintenance tasks of great variety relating to service requests and upkeep of our multi-family properties. The Lead Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously, oversee a team of Maintenance Technicians, and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition. The position is salary exempt. Responsibilities Oversee a team of technicians, offer training, guidance, and a strong team Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Director. General maintenance knowledge in electrical, drywall, plumbing, custodial, and carpentry work as necessary. Appliance repair experience Ensure exterior curb appeal of community and cleanliness of grounds. Perform manual repairs when necessary (fix locks, replace windows etc.) Ensure that residents are provided with a clean, safe, well maintained community. Maintain accurate inventory control of tools, equipment and supplies. Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible. Have knowledge of location of gas, electric, and water shutoffs, all apartment and fixture shutoffs. Assist in performing apartment move-in and move-out inspections as directed by the Maintenance Director, Director of Resident Services, and property managers. Know current condition/status of all vacant units. Recommends measures to improve methods of operations, performance, safety and quality of service to supervisors. Performs on-call emergency service as required. Represents Southwest Equity Partners and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat and clean attire and appropriate grooming. Qualifications Required Proven experience as maintenance technician Basic understanding of electrical, plumbing, and other systems Knowledge of general maintenance processes and methods Possess and practice exceptional safety skills when on the job. Appliance repair experience 2+ years hands-on general maintenance experience (i.e. plumbing, electrical, carpeting, painting, etc.) is preferred Experience in property management in a maintenance technician role is preferred Performs other duties as assigned.
