Description
Definition: Provides complete maintenance and repair work needed on all properties owned by CAC. The Specialist works under the direction of the Rental Property Manager. This is a FT position and requires you to be in person and out working daily at our properties. JOB DESCRIPTION Maintain, repair and improve properties owned and managed by CAC including installing doors, windows, siding, roofing, plumbing fixtures, light fixtures, wallboard; completing painting, landscape and other related work. Complete and update maintenance and repair plans including work lists, material lists, cost estimates, and work schedules for each property. Obtain bids and supervise repair and improvement work being completed by contractors. Maintain an inventory of construction, repair and maintenance materials, tools and equipment. Inspect housing units to insure that assisted units meet minimum Housing Quality Standards. Provide recommendations for improving program and project operations and assisting in program planning, annual work program development, and development of housing project and program proposals. Complete other related tasks assigned by the Rental Property Manager. MINIMUM QUALIFICATIONS Knowledge Of Residential maintenance, repair, and rehab practices, methods and materials in the areas of carpentry, basic plumbing, basic electrical, and general landscaping, and Effective time and project management practices. Ability To Complete residential repair and maintenance tasks in the areas of carpentry, basic plumbing, basic electrical, painting, siding, roofing and general landscaping; Safely operate hand and power tools and equipment; Lift and carry materials up to 100 pounds; Prepare accurate measurements, mathematical calculations and financial estimates, Read, comprehend and follow program procedures, regulations and specifications, Schedule and monitor multiple processes or projects, Maintain detailed and accurate project, and unit files, Use computer word processing, spread sheet and accounting programs, Communicate effectively with people who have various social and economic backgrounds; and Work well under pressure, work independently, and work as an effective team member. Education and Experience Three years of experience in rental housing maintenance, repair, or construction including; Experience in all aspects of carpentry and painting preferred. One year in a lead position (foreman, independent contractor or similar), and One year in work where services were provided directly to customers.
