Description

Cedar Shores are seeking a reliable Lead Site Caretaker to join our strata property team in Saanich, BC. You will work alongside one other site caretaker, forming a team of two that is jointly responsible for the day-to-day upkeep, maintenance, cleanliness, and emergency response of the property. The two of you will coordinate tasks as you see fit, focusing on hands-on duties, supervising the Assistant Caretaker, while the licensed Property Manager handles most administrative work. You will be accountable to strata council through communicating with the property manager. This role requires practical skills, teamwork, dedication, interpersonal skills, and a proactive approach to keeping our property in top condition.

QUALIFICATIONS:

  • Experience in property caretaking, maintenance, or a related field.
  • Physically able to climb ladders, lift minimum 25 lbs, put up & take down elevator pads/curtains and perform outdoor tasks (e.g. snow removal, roof cleaning, power washing, leaf blowing).
  • Basic handiwork skills (e.g. minor repairs, carpentry, drywall repair, painting).
  • Strong communication and teamwork skills; ability to self-coordinate with a partner.
  • Comfortable with basic reporting (e.g. month-end summary) and strata software (Microsoft Office experience an asset but not required).
  • Employment is conditional upon completing the Pool Operator course and attaining the Pool Operator Certificate within 3 months of starting, paid by the strata corporation.
Responsibilities

You and your teammate will divide and complete the following as a team:

  • Conduct daily morning walkthroughs of all buildings and grounds, including parkades, parking lots, cleaning of elevators and lobbies, spot carpet cleaning, and picking up garbage.
  • Test pool and hot tub regularly; vacuum pool and drain/refill hot tub weekly.
  • Respond to emergencies (e.g. 911 calls, water leaks, down elevators, fire alarms).
  • Manage on-site maintenance schedule, book trades, provide keys, and oversee their work.
  • Clean roof drains during heavy rain/wind and leaf blow after storms as needed.
  • Power-wash entrances, ramps, parkades, tennis court, racquetball court, sidewalks, garbage rooms and chutes.
  • Perform general buildings and grounds maintenance (e.g. change lights, adjust timers, adjust door closers, minor carpentry, drywall repair, touch-up painting).
  • Manage & perform snow/ice removal and water shutdowns for emergencies or plumbing work.
