The Role: Reporting to the Head of Property, the Leasing Asset Manager is responsible for driving income, occupancy and asset value across a national sub-tenancy portfolio and the QLD/NT fuel leasing network. Acting in a landlord capacity, this role leads leasing strategy, negotiations and portfolio performance, ensuring sub-tenancies and leased assets contribute positively to site economics and network performance. You Will Provide: • End-to-end management of sub-tenant leasing across fuel sites nationally • Negotiation of leases, renewals, rent reviews, variations and settlements • Proactive vacancy management, marketing and tenant sourcing strategies • Financial oversight including rent collection, arrears management and recoveries • Portfolio reporting, forecasting and identification of value uplift opportunities • Management of QLD/NT lease events including options, expiries and landlord negotiations • Coordination with Legal, Facilities and Finance to ensure compliance and performance • Oversight of WHS, statutory compliance and permitted use across leased areas • Accurate maintenance of leasing documentation, systems and records • Support with due diligence for new sites and portfolio changes What We Offer: • Join a dynamic team at a renowned South Australian company, known for their innovation and outside-the-box thinking. • Be a part of the journey, with countless opportunities as we rapidly expand into a nationwide retail powerhouse. • Access to exclusive staff benefits via our OTR App. • Access to our free and confidential Employee Assistance Program (EAP). About You: • Proven experience in property leasing or asset management, including landlord and sub-tenancy environments • Experience managing multi-site or state-based portfolios (QLD/NT highly regarded) • Certificate IV in Real Estate Practice (mandatory) with current licensing requirements • Strong commercial acumen with the ability to interpret financials and leasing metrics • High attention to detail with strong contract administration and systems capability • Excellent stakeholder management and communication skills across diverse teams • Proactive, solutions-focused approach with the ability to drive performance outcomes We welcome applicants from diverse backgrounds including Aboriginal and Torres Strait Islander people and encourage and support diversity in our traditional and non-traditional roles.
