Reports to: Property Manager and/or Director of Residential Property Management The responsibilities of the Leasing Consultant include, but are not limited to, being the lead person to professionally manage the leasing, customer service and day-to-day operations under the directions of Chinburg Management, LLC Residential Property Manager and upper management. It also includes responsibility of employees, contractors, residents and operations. This individual achieves company and property goals and objectives efficiently, economically and professionally. Coordinate lease processing and organization with Accounting. Manage parking passes and special permits. Manage keys. Handle all aspects of pre-leasing. Take messages, check voice mails, follow up with prospective tenant inquiries via phone and email. Available to communicate with residents regularly to manage complaints and inquiries with consistent, organized follow-through. Show property, explain lease terms and collect security deposits. Process applications (employment, landlord verification, etc.). Pull credit reports for prospective tenants. Take photos of apartments, create photo library on Chinburg Properties' server. Work with Customer Service and Marketing departments to manage advertising (e.g., For Rent, Craigslist, etc.). Consistent office hours and daily walkthrough of the property to ensure that high standards of cleanliness and upkeep are being met. Show property and handle day-to-day property management positions. Prepare leases accurately, with attention to detail. Be knowledgeable about the entire Chinburg Management, LLC property portfolio. Some weekend and evening hours will likely be required.
