Responsibilities

PURPOSE:

The Leasing Consultant assists our prospective residents in their quest for rental accommodations, providing a best in class customer experience.

KEY RESPONSIBILITIES AND ACCOUNTABILITIES:

  • Responds to all rental inquiries from prospective residents by telephone, email and walk-ins;
  • Enters all possible leads in ERP system to ensure that traffic data and reporting are complete and accurate;
  • Manages regular comparison shopping with local competitors;
  • Meets or exceeds monthly rental goal;
  • Prepares welcome packages and ensures the move in process is well-organized and pleasant for new residents;
  • Conducts in-depth interviews with prospective residents at first point of contact to determine their requirements and promote available Minto product that meets their needs;
  • Escorts potential residents through the property, potential suites, and amenity areas;
  • Conveys a sense of interest and urgency and invites prospective residents to complete an application to lease; probes barriers and overcomes objections;
  • Follows-up with prospective residents who leave undecided;
  • Collects and enters applicant and lease information in SAP to produce lease package for execution;
  • Verifies suitability of applicant;
  • Collects payment for first and last month’s rent;
  • Gives notice of entry to occupied suites whenever possible;
  • Collaborates with the property operations team to ensure properties and vacant suites are “show ready” at all times;
  • Collaborates with the marketing and revenue management teams in order to optimize use of media, trends, use of advertising channels, demographics, etc.;
  • Ability to execute a lease, from initial prospective resident interaction to final activation;
  • Contacts existing residents to encourage renewals upon the direction of management;
  • Provides timely and proactive feedback to management regarding effectiveness of leasing incentives and rental rates;
  • Supports team goals; objectives, operations and strategy for properties outlined by management;
  • Perform all facets of the job in accordance with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, AODA, PIPEDA and Human Rights;
  • “Shopping” of competitor properties, providing feedback to Leasing agents and Leasing Manager;
  • Responsible for handling “walk in” prospects. Answers general client inquiries, assess needs and if needed, conduct a showing;
  • Responsible for greeting all prospective clients that arrive at the office;
  • Develops and maintains an accurate and thorough knowledge of all aspects of Minto product and communities;
  • Prepares and updates vacancy, traffic and turnover reports;
  • Liaise with Resident Managers and trades persons;
  • Other duties within the scope, spirit and purpose of the job, as requested by management.
