JOB SUMMARY
We are seeking an experienced residential leasing expert with proven success in apartment leasing. This position involves acting as Leasing Manager and Tenant Services Co-ordinator for an exciting new redevelopment property in downtown Edmonton, from launch to full lease up!
As Leasing Manager, you will be responsible not only for leasing suites, but for creating a special place where people want to live, through exceptional customer service, and tenant programming and engagement.
The ideal candidate will be responsible for overseeing the leasing operations of the property, ensuring high levels of customer satisfaction, and maximizing occupancy rates. This role requires a strong background in property management, exceptional customer service skills, and the ability to negotiate effectively with potential tenants.
This position requires the ability to work flexible hours, including evenings, weekends, to accommodate the needs of our business.
Key Responsibilities:
- Manage the leasing process from start to finish including marketing available units, conducting property tours, and facilitating the leasing and move in processes ensuring a positive experience for prospective tenants.
- Actively engages in the community through planning tenant activities and programing in the amenity areas
- Property reputation management, ensuring high level of tenant satisfaction, resulting in long term tenants and reducing turnover.
- Collaborate with maintenance staff to ensure that property is well-maintained and suites are ready for new tenants.
- Management of all aspects of the marketing, promotion and advertising program for the property including all advertising, print materials, web advertising, signage, social media platforms, and website.
- Assists with the residential leasing budget and strategic planning for the residential component to ensure optimal performance.
- Conduct data entry tasks related to tenant applications, lease agreements, and other administrative functions.
- Develops strong rapport with residents through effective communication and excellent interpersonal skills.
- Maintain all forms and tenant manuals.
- Assists in dynamic rental rate setting through supply and demand monitoring.
- Stays ahead of the market’s pulse by conducting monthly visits to competitors’ properties and completing comprehensive competitor surveys.
- Completes necessary paperwork including processing the resident documentation and reporting including traffic reports and vacancy reports for strategic planning
Qualifications and Experience:
- Experience with advertising including print media and all forms of social media.
- Experience in apartment management and leasing, including progression in roles and responsibilities.
- Expert level in Yardi Rent Café.
- Familiar with Salto access system.
- Event planning considered an asset.
- Proficient in Microsoft Office, including Outlook, Excel, and PowerPoint; and CRM software for managing contacts.
- Experience managing ILS and advertising platforms
- Exceptional customer service skills and a proactive, go-getter attitude.
- Above-average computer literacy and ability to adapt quickly to new software.
- Knowledge of Acts, Laws, and Legislation related to residential property management.
- Proficient administrative skills acquired in an office setting.
